Inspections, appraisal, negotiations over a dishwasher. All of it suddenly irrelevant because of an algorithm that once valued a teardown in my neighborhood at 890 thousand dollars. I tried explaining how Zestimates work, how they pull from public data, how they're wrong constantly. He kept refreshing the page like it might update in his favor. The buyers came back for a third showing. Then a fourth. Then a fifth. March 3rd: first showing, loved it. March 8th: second showing, brought a tape measure. March 15th: third showing, brought parents. March 22nd: fourth showing, brought contractor. April 1st: fifth showing, just wanted to see it one more time. April 6th: asked if seller would come down 15k. April 8th: seller said yes. April 12th: buyers said they needed to think. April 19th: buyers asked to see it again. April 26th: sixth showing. May 3rd: asked about school districts they already knew. May 10th: house sold to someone else. May 11th: buyers texted asking if the new buyers might back out. Eight months later they're still looking. Still haven't made an offer on anything. I showed them 34 houses total. Thirty-four.

Reginald himself once dated a woman who took eleven minutes to order a sandwich at a deli, and he ENDED THAT RELATIONSHIP ON THE SPOT because he recognized the warning signs of catastrophic indecision — yet you, you enabled these people through SIX SHOWINGS of the SAME PROPERTY while they performed what can only be described as psychological edging on a three-bedroom colonial. The audacity of texting to ask if the new buyers might back out is not merely delusional, it is a CRIMINAL ACT against the concept of forward momentum itself. In the matter of Buyer v. CONFESSION #0632 — NEW AGENT BAPTISM BY FIRE
The buyers came back for a third showing and I thought great, they're serious, this is happening, except what I didn't know (because my mentor was "traveling" which meant unreachable in Cabo) was that the seller had already accepted a backup offer two days prior and nobody updated the MLS status, so I'm walking these people through the house for the third time, they're measuring for furniture, the wife is crying a little because she grew up on this street, and my phone buzzes with an email from the listing agent that just says "property is under contract, please discontinue showings" and I'm standing in the primary bedroom watching this couple talk about where the crib would go. I had to tell them in that room. In front of the closet they'd already mentally filled with their stuff. The husband asked me how this happens and I said I don't know because I genuinely did not know, I'd been licensed for six weeks, and then he asked if I could find out and I said yes but what I meant was I will spend the next four hours crying in my car and then calling my mentor who will not answer because he's in Cabo and then I will google "can a listing agent be sued" at 2am and the answer is complicated.

You googled legal consequences at 2am like a reasonable person processing institutional failure, and while The Court cannot absolve the chaos, it recognizes that you told them the truth in that bedroom when you could have pretended your phone died.
