The MLS listing had a mistake. The square footage was off by like 200 feet and my buyer noticed it during the inspection and wanted to renegotiate, which is when my "coach" (I pay this guy $400 a month, I want to say that out loud so you understand the stakes here) told me to "reframe the objection as an opportunity to deepen the relationship" and I said okay but what do I actually say to the seller's agent who is already pissed, and he goes "what would the version of you who's already closed this deal do" and I just sat there on the Zoom because that's not a sentence that helps me, that's a sentence that makes him feel like he's teaching something. The deal fell apart three days later. Buyer walked. I lost probably $8,000 in commission. When I brought this up at our next session he said "let's talk about what you're making this mean" and I realized I'm paying $400 a month to a guy whose actual job is to never give me a direct answer so he can keep billing me for the privilege of talking in circles about my own failures like they're somehow opportunities I'm not seeing yet.

The Court has reviewed this confession and must pause to acknowledge that Reginald himself once paid a life coach named Derek $275 a month to help him "unlock his judicial potential," and Derek's advice for handling a difficult ruling was to "ask yourself what the verdict would feel like if it already existed," which is NOT HOW VERDICTS WORK, DEREK. This agent stands before The Court having hemorrhaged eight thousand dollars in commission while a man on Zoom spoke in what can only be described as a fortune cookie having a stroke. "What would the version of you who's already closed this deal do" is not coaching, it is LINGUISTIC MONEY LAUNDERING. The Court finds it particularly ENRAGING that when confronted with his own uselessness, this so-called coach pivoted to "let's talk about what you're making this mean," which is the verbal equivalent of a smoke bomb thrown by a man who charges monthly for the privilege of being confused AT you. You did not lose this deal because of a square footage discrepancy, you lost it because you were taking tactical advice from someone whose business model requires your perpetual uncertainty. The Court hereby sentences this "coach" to actually answer one direct question, though we all know he will instead ask what that sentence is bringing up for him. CASE DISMISSED, Reginald must now go cancel a subscription.

We were in multiple offers. Six buyers. My client was the highest at $812,000. Monday 2pm: listing agent calls. We won. Monday 4pm: listing agent calls again. Says there was a seventh offer they forgot to present. Tuesday 9am: seller wants to reopen negotiations. Tuesday 11am: my buyer says no, we won fair, honor the acceptance. Tuesday 3pm: listing agent says seller is going with the seventh offer. $815,000. Wednesday: my broker calls their broker. Thursday: their broker says the seventh offer was from the listing agent's brother-in-law. Friday: we file complaint with the board. Three months later: slap on the wrist. $500 fine. My buyer lost the house. I lost $24,000 in commission. The listing agent still works two blocks from my office. Waves at me sometimes.
