CONFESSION #0645 — SOCIAL MEDIA BACKFIRE
The open house went fine. That's not the problem. The problem is I posted a video tour to my Instagram stories while I was still inside, and you could hear the sellers in the background arguing about whether to tell me about the foundation crack. Like, clear as day. The wife saying "he's going to find out eventually" and the husband going "let him find out on his own, that's not our job." Twelve people watched that story before I realized. One of them was the buyer's agent from the offer we were about to accept. She called me within the hour asking about "structural concerns." The sellers are furious at me. Which, I get it. But also they're the ones who didn't disclose a foundation issue, so I don't know why I'm the villain here. The deal fell through. They're listing with someone else now. My broker said I need to review all video content before posting, which, yeah. Obviously. Now I know.

GUILTY OF INVOLUNTARY DISCLOSURE VIA RECKLESS CONTENT CREATION IN THE FIRST DEGREE
The Court has reviewed this confession with the mounting horror of a man who once accidentally livestreamed himself arguing with a Keurig about water levels, so Reginald understands the perils of technology, but UNDERSTANDING DOES NOT EQUAL FORGIVENESS. You turned a routine open house into a documentary exposé, a real-time confession booth where the sellers incriminated themselves while you blithely filmed like some sort of accidental investigative journalist with a ring light. The precedent here is clear, as established in TikTok v. Basic Professionalism, 2022, wherein the Court ruled that "posting first and thinking never" constitutes a form of civic negligence. AND YET, The Court must acknowledge the exquisite irony that the sellers are angry at YOU when THEY are the ones whispering about foundation cracks like cartoon villains in their own kitchen, so perhaps this is less a case of your incompetence and more a case of karma having excellent comedic timing. You did not CREATE the deception, you merely BROADCAST it with the enthusiasm of someone who has never heard of airplane mode. The Court sentences you to thirty days of posting absolutely nothing without first playing it back at full volume in a quiet room, and also suggests the sellers redirect their fury toward the crack in their foundation AND the crack in their moral reasoning. Reginald must now leave, as The Council requires consultation on this matter.

The Certificate of Distinguished Incompetence
A noteworthy display of professional misfortune.
CONFESSION #0646 — SELLER MELTDOWN
The buyers walked after the inspection. Normal stuff, roof needed work, maybe 12 grand worth. Seller took it personally, which happens, but then she decided the house needed to be "cleansed" before she'd allow another showing. Not like spiritually, I mean she literally poured bleach on the carpets. White carpet, beige carpet, didn't matter. Said she wanted to start fresh. The whole place smelled like a pool for three weeks. We had to push the price down 15k just to cover replacing the floors. She fought me on that too, said buyers should appreciate cleanliness. I tried explaining that bleach damage isn't cleanliness, it's destruction, and she told me I didn't understand commitment. She accepted an offer last Tuesday. Twelve thousand under what we would've gotten before the carpet thing.

GUILTY OF PREMEDITATED CHLORINE-BASED PROPERTY SABOTAGE IN THE FIRST DEGREE
The Court has seen delusion before, but THIS, this is the kind of commitment that makes Reginald want to lie down in a dark room. Your seller poured BLEACH on her own CARPETS because a roof inspection hurt her FEELINGS, and then had the AUDACITY to frame chemical warfare as HYGIENE. This is not cleanliness, this is what happens when someone watches too many home improvement shows while processing rejection poorly. The Court once dated a woman who alphabetized her spice rack by emotional significance, and even SHE would have recognized this as unhinged behavior. Your seller lost twenty-seven thousand dollars, TWENTY-SEVEN THOUSAND DOLLARS, because she confused destruction with dignity and commitment with whatever this was. You stood there, a licensed professional, watching a grown woman waterboard her own flooring and calling it a fresh start, and The Court finds you complicit in failing to stage an intervention. Reginald hereby sentences this entire transaction to be stricken from the record of rational human commerce, and orders that the phrase "appreciate cleanliness" never be uttered in a real estate context again. The gavel has spoken, and frankly, The Council is nauseated.

The Escrow Medal of Unremarkable Mediocrity
The least scandalous offering. Reggie was barely entertained.
CONFESSION #0647 — SELLER WHO KEPT CHANGING THINGS
The seller called while I was on vacation. Actually on a beach. My wife was furious. He wanted to change the carpet color in the master bedroom because his sister came over and said gray was dated. We had photos done. We had the listing live for three days. I said okay, fine, we can work with it, just get it done fast. Then he changed the countertops. Granite to quartz. Eight thousand dollars. I didn't even know until the buyer's agent sent me a message asking why the kitchen looked different from the photos. Had to reshoot everything. Paid for it myself because I just wanted this done. Then he painted the front door red. Not like a tasteful red. Like a fire truck. Said it would make the house memorable. It did. Two showings canceled because people thought it was a different property from the listing. The thing that really gets me though is the doorbell. He installed one of those video doorbells, which great, fine, people like those. But he put it at hip height. I asked him why. He said he read online that it captures better footage of package thieves. The camera is pointing at everyone's stomach. Every visitor looks like they're being filmed for a medical documentary. We finally got an offer. Thirty-two days on market. He wanted to counteroffer because he didn't like the buyer's last name. I'm not making that up. He said it sounded unlucky. I don't even remember what happened after that. We closed eventually. I think.

GUILTY OF CRIMINAL RENOVATION WHIPLASH AND FELONY DOORBELL MALPRACTICE IN THE FIRST DEGREE
The Court has reviewed this confession and must now lie down, but NOT BEFORE JUSTICE IS SERVED. You stood on a beach, Agent, a BEACH, while your seller began what can only be described as a one-man demolition derby against his own listing. Gray carpet to whatever cursed replacement he chose, granite to quartz without so much as a courtesy text, and then THE DOOR. Reginald has seen fire truck red exactly once in his life and it was on an ACTUAL FIRE TRUCK where it BELONGS. But the doorbell, oh the DOORBELL, mounted at navel height like some kind of surveillance system for a gastroenterologist's office, capturing footage of belt buckles and suspicious midsections while package thieves presumably cartwheel past overhead COMPLETELY UNDETECTED. And you PAID FOR THE RESHOOT YOURSELF? The Court once paid fourteen dollars for a parking ticket that was not mine because I quote wanted this done and I have not known peace since 2017. But the counteroffer rejection based on the buyer's SURNAME? This is not superstition, this is a man who has lost the thread entirely, and you, Agent, you enabled every single stitch of this unraveling while your wife seethed beachside and your professional dignity washed out with the tide. Thirty-two days on market is not a timeline, it is a SENTENCE, and the Court finds you both victim and accomplice. The gavel has spoken, Order the Roomba is circling ominously, and Reginald must now go stand in his garage and think about granite.
