The commission check was short. Not by a lot, maybe eight hundred bucks, but short. Because the buyer got the seller to knock down the price at the last second. You know why? Zillow. The Zestimate said four twenty-two. We listed at four thirty-five. Comps supported it. Three houses on the same street sold between four thirty and four forty in the last six months. Real sales. Real numbers. Buyer's agent calls me two days before closing. "My client pulled up Zillow this morning, now he thinks he's overpaying by thirteen thousand dollars." I said, "The algorithm doesn't know about the new HVAC. It doesn't know about the finished basement." She goes, "He printed it out. He's got it highlighted." Highlighted. Like it's a legal document. The Court is APOPLECTIC. You stood there with ACTUAL COMPS — real transactions conducted by real humans exchanging real American dollars — and you let a buyer with a HIGHLIGHTED PRINTOUT bully your seller into submission? The appraisal came in low. Like, 40 grand low. And the thing is, I knew it would. The seller had disclosed foundation issues six months prior to another buyer who walked, and I saw that disclosure, I had it in my files, and I just... forgot to mention it to my current buyers. Not on purpose. Just got busy, got sloppy, figured the inspection would catch it. Inspection did catch it. But by then my buyers were already emotionally attached, already told their kids about the backyard, already picked out paint colors. So when the appraisal tanked because of the foundation, they blamed me. Which they should have. The husband called me at 11pm to say I'd wasted eight months of their lives. He wasn't wrong. They never bought anything. Not with me, not with anyone else I know of. Last I heard they were still renting the same place in Glendale. I still have their saved searches in my system. Sometimes I see them pop up, looking at new listings.

The Court has reviewed this confession and finds itself PHYSICALLY ILL at the sheer magnitude of bureaucratic cowardice on display. You HAD the disclosure. It was IN YOUR FILES. You watched a family pick out PAINT COLORS while sitting on forty thousand dollars worth of foundation doom like some kind of real estate dragon hoarding secrets instead of gold. The Court once had a similar experience when Reginald forgot to disclose to himself that the breakfast burrito in his car had been there for six days, and let me tell you, the emotional devastation was COMPARABLE. You figured the inspection would catch it? THE INSPECTION IS NOT YOUR MOTHER, IT DOES NOT EXIST TO CLEAN UP AFTER YOUR SLOPPY PROFESSIONAL NEGLIGENCE. Those children were told about a backyard they will never play in, and now their saved searches haunt your CRM like the ghosts of Christmas listings past, and you DESERVE that haunting. CONFESSION #0675 — COMMISSION CATASTROPHE
The wire didn't arrive. Closing was at 2pm, buyers drove six hours to be there, and the wire didn't arrive. Title company's just refreshing the screen like that's going to help. Buyer's mom goes "well when will it get here" and the title officer says "could be an hour, could be tomorrow, could be never if the routing number's wrong." Never. She actually said never. So we're all sitting there and the seller's agent calls me and says "my clients have a moving truck outside their new place in Arizona. They need to close today." And I said "yeah well my clients need their wire to exist." Three hours. We sat there three hours. Buyers bought sandwiches from the deli next door and ate them in the conference room. The six-year-old spilled lemonade on the purchase agreement. Wire finally came through at 5:47. My commission check was $8,200 and I spent $34 on parking validation because the lot doesn't do partial days after 5pm.

The Court has reviewed this TRAVESTY and finds itself needing to lie down. Three hours. THREE HOURS you sat there while a six-year-old committed what Reginald can only classify as beverage-based document tampering, and you did NOTHING. You watched a title officer refresh a screen like she was summoning money from the digital ether, and at no point did you stand up and DEMAND that the Federal Reserve answer for its crimes. The Court once waited forty-seven minutes for a breakfast burrito and called the health department, so your patience here borders on criminal negligence. And this business about the sandwich — you let your clients purchase DELI MEATS during what should have been a solemn financial ritual. Reginald's own mother once ate a granola bar during my middle school graduation and I have not forgotten.
