The buyer sends you referrals because he has the audacity of a man who has never had to explain to a six-year-old why they cannot sleep in their new bunk bed tonight, and frankly, Reginald finds his continued correspondence to be evidence of a disorder. CONFESSION #0689 — OTHER AGENT WAS THE PROBLEM
There was a second lien nobody mentioned. The other agent knew about it, I found out later she absolutely knew because her client told her back in January and we didn't close until March, and when it came up at the title search three days before closing she acted like this was brand new information to everyone (it was not brand new information to everyone). The lien was for $12,000 from a contractor dispute, and the seller didn't have $12,000, and my buyer had already given notice at their apartment and their lease was ending in nine days. So we're scrambling to get the seller to negotiate a payoff with the contractor which took another week and a half, my buyer had to move in with her sister temporarily which she was not happy about, and the other agent kept sending me these texts like "these things happen" and "we'll get through this together" like we were on the same team when she could have mentioned this two months ago and none of this would have been a problem. She still emails me listings sometimes like we're friends.

GUILTY OF CONSPIRACY TO COMMIT LIEN CONCEALMENT IN THE FIRST DEGREE WITH AGGRAVATED FEIGNED IGNORANCE
The Court has reviewed this confession and Reginald is APOPLECTIC. This opposing agent knew about a twelve thousand dollar contractor lien in JANUARY, sat on that information like a dragon hoarding gold made of other people's misery, and then had the AUDACITY to perform surprise at the title search like she was discovering fire for the first time. The Court once had a neighbor who borrowed my leaf blower in 2017 and still waves at me like we are friends, so Reginald understands the particular violence of someone pretending you are on the same team after they have wronged you. The buyers came back for a third showing. Monday 2pm: they love it. Monday 4pm: they write an offer. Tuesday morning: accepted. Wednesday: inspection scheduled. Thursday: inspector finds knob and tube wiring in the attic. Whole house. Every wall. Friday: I pull the listing disclosure. Seller checked "no" on electrical issues. Seller also checked "no" on "any material facts." Real estate school said disclosures protect everyone. Saturday: call the listing agent. She says seller "didn't know." House was built in 1924. He's lived there 30 years. Sunday: buyers want $15,000 credit. Seller offers $2,000. Says "it's worked fine this whole time." Monday: deal falls apart. Tuesday: I drive past the house. New sign in the yard. Different brokerage. Disclosure probably still says no.

I once tried to hold a 1924 Craftsman in contempt for having original wood floors that were "too creaky to be trusted," and the bailiff — Order, my Roomba — had to escort me from my own courtroom, but at least I TRIED. You have become complicit in a system that treats knob-and-tube wiring like a family secret rather than the LITERAL FIRE HAZARD it is, and The Court finds this unconscionable. Reginald must now go lie down because his blood pressure medication is in the other room and this confession has EXHAUSTED HIM.
