The most scandalous confession of the day, as determined by Judge Reginald Escrow III.
CONFESSION #0706 — ZILLOW ESTIMATE WAR
The deal closed six weeks late. Six weeks. Because the buyer's mom found the Zillow estimate.
She calls her son, says the house is overpriced by forty thousand dollars. He calls me, says "my mother looked it up and the Zestimate says three twenty, we're paying three sixty."
I said the Zestimate is an algorithm. It doesn't know about the new roof. It doesn't know about the finished basement. It doesn't know the neighbor sold for three seventy-five last month.
He says "but it's on Zillow."
His mom gets on the phone. Actually gets on the phone. She says "I've been watching real estate shows for fifteen years, I know what houses are worth."
We had the appraisal. The appraisal came in at three fifty-eight. Two thousand under contract price. That should have ended it.
She says "appraisers work for the banks, they're biased."
The seller almost walked three times. We renegotiated twice. Ended up at three fifty-two.
Eight thousand dollars and six weeks of my life because of a number a computer made up.

GUILTY OF CRIMINAL NEGLIGENCE IN THE FAILURE TO SUBPOENA AND DESTROY THE ZESTIMATE BEFORE IT COULD INFECT MATERNAL CONSCIOUSNESS
The Court has reviewed this confession and frankly Reginald needs a moment because this case has TRIGGERED something deep within the judicial psyche. You stood there, a licensed professional with ACTUAL COMPARABLE SALES DATA, and allowed yourself to be cross-examined by a woman whose credentials consist entirely of watching Flip or Flop while eating string cheese. This Court once ruled in Zillow v. Common Sense, 2021 that Zestimates constitute "algorithmic hallucinations with the legal weight of a fortune cookie" and yet HERE WE ARE AGAIN. The appraisal came in at three fifty-eight and she said appraisers are BIASED? The Court's own mother once told me my judicial robes made me look "like a cult leader at a graduation" and I did not allow her to renegotiate my LEGITIMACY. You surrendered eight thousand dollars to a number generated by a computer that thinks my neighbor's detached garage is a "bonus room" when it is CLEARLY a structure I am monitoring for code violations. The Court finds you guilty not of the mother's interference but of failing to dramatically slam down the MLS printouts and declare "MADAM THIS IS A COURT OF COMPARABLES" before muting her permanently. Reginald must now adjourn to compose a strongly worded letter to Zillow that they will not read.

A noteworthy display of professional misfortune.
CONFESSION #0707 — NEW AGENT BAPTISM BY FIRE
The other agent emailed at 9pm. Subject line just says "Problem." No details. I call her and she goes "The sellers took the chandelier." And I'm like okay, that was in the contract, it stays. She goes "They also took the dining room chandelier." There's only one chandelier. I say that. She goes "There's a hole in the ceiling now where the second one was."
So I drive over. There's a hole. Like, a real hole. Wires hanging out. My buyer is standing there with her parents and her dad keeps saying "This is why you get a lawyer" over and over. The mom is crying. Not about the chandelier. About the hole. She keeps saying "It's a hole, it's just a hole in the ceiling."
I've been licensed for six weeks. The chandelier was worth maybe 200 dollars. The drywall repair cost 400. The sellers had already left for Arizona. Their agent stopped returning calls after day two.
My buyer still closed. Her dad still hates me.

GUILTY OF INVOLUNTARY CHANDELIER NEGLIGENCE AND FAILURE TO ANTICIPATE ARIZONA FLIGHT RISK
The Court has reviewed this confession and finds itself DEEPLY DISTURBED, not by the hole itself, but by the fact that you stood there, six weeks into your career, watching a grown woman weep about drywall while her father delivered what can only be described as a TED Talk on legal representation. Reginald himself once lost a ceiling fan to a seller who claimed it was "emotionally significant," and I will tell you what I told that ceiling fan's ghost: FIXTURES DO NOT HAVE FEELINGS, BUT CONTRACTS DO. The other agent's disappearance is textbook Arizona Protocol, a well-documented phenomenon where agents simply evaporate westward when confronted with consequences, see Ghosting v. Professional Responsibility, 2019, a case I ruled on from my car. Your buyer's father will hate you until the day he dies, and possibly afterward, depending on his beliefs about the afterlife, but this is not your fault so much as it is the natural order of real estate. The hole was two hundred dollars of fixture and four hundred dollars of repair, but the real cost was the look in that mother's eyes as she confronted the void, both literal and metaphorical. You closed the deal, which means capitalism won, and The Court must respect capitalism even when it leaves wires dangling from the ceiling like the exposed nerves of a broken dream. Case DISMISSED on grounds that everyone involved has already suffered enough, except the sellers, who are currently enjoying Arizona's inferior humidity levels and WILL answer for this when Reginald obtains extradition authority.

The least scandalous offering. Reggie was barely entertained.
CONFESSION #0708 — OTHER AGENT WAS THE PROBLEM
The wire didn't arrive.
Monday 9am: closing scheduled for 11. Buyer's agent texts me, says funds sent Friday.
Monday 10am: title company has nothing.
Monday 11am: buyer's agent not answering phone.
Monday 12pm: I find out she gave her clients the wrong wiring instructions. From a different transaction. From 2019.
Monday 1pm: $340,000 currently sitting in someone else's escrow account in Phoenix.
Monday 2pm: sellers are at the house with a moving truck. New owners supposed to take possession at noon.
Monday 3pm: buyer's agent finally calls back. Asks me why I'm "being aggressive."
Monday 4pm: Phoenix title company says they can return funds in 3 to 5 business days.
Tuesday: sellers checking into a hotel.
Wednesday: sellers still in hotel.
Thursday: I'm paying for the hotel. Out of my commission. Because her clients won't and she won't and the deal has to close or everyone loses everything.
Friday: funds finally arrive. We close.
Saturday: she leaves me a Google review. Two stars. Says I was difficult to work with.

GUILTY OF WIRE FRAUD ADJACENT INCOMPETENCE AND RETALIATORY DEFAMATION IN THE SECOND DEGREE
The Court has reviewed this confession and finds itself PHYSICALLY ILL at the sheer audacity on display here, though NOT from the confessor, no no no, from this PHANTOM MENACE of a buyer's agent who apparently stores her wiring instructions like Reginald stores his ex-wife's casserole recipes, which is to say INCORRECTLY and FROM A COMPLETELY DIFFERENT ERA OF MY LIFE. You paid for a HOTEL out of your own commission because this woman sent three hundred and forty thousand dollars to Phoenix like it was a POSTCARD TO A DISTANT AUNT, and then she had the UNMITIGATED GALL to leave you a two-star review, which The Court must note is the exact rating I once gave a ceiling fan that refused to oscillate with conviction. I cite here the landmark case of Wire Instructions v. Basic Professional Competence, 2019, in which the court held that if you are going to ruin lives with outdated documents you should at least have the DECENCY to answer your phone while doing so. The Court finds the confessor INNOCENT of all wrongdoing and instead issues a bench warrant for whoever taught that buyer's agent how to use email. This ruling is final, and Reginald must now go lie down because this one genuinely upset him.
