CONFESSION #0734 — THE BUYER WHO NEVER BOUGHT
The neighbor walked over. That's how this started. March. Guy sees the sign in the yard, says he's been waiting 15 years for this house to come up. March 3rd: Shows him the place. He tears up in the kitchen. March 5th: Pre-approval letter. 820 credit score. Cash for 40% down. March 8th: We write an offer. Full ask plus 10. March 9th: Accepted. March 12th: Inspection. Minor stuff. Furnace is old but functional. March 14th: He wants to think about the furnace. March 19th: Still thinking. March 26th: Asks if we can extend inspection period. April 4th: Extends again. April 18th: Calls me at 6am. Says he realized he doesn't actually want to move. Seller relists. Sells to someone from out of state. The neighbor still lives next door.

GUILTY OF AGGRAVATED EMOTIONAL TERRORISM AND CRIMINAL NOSTALGIA FRAUD IN THE FIRST DEGREE
The Court has reviewed this timeline and frankly The Court needs a moment because THIS IS THE WORST THING REGINALD HAS EVER SEEN AND REGINALD ONCE WATCHED A MAN CRY OVER LOSING A BIDDING WAR TO HIS OWN DAUGHTER. Fifteen years this man waited, FIFTEEN YEARS of peering through blinds and rehearsing his kitchen tears, and when destiny finally knocked he responded by entering what can only be described as a fugue state of indecision that lasted FORTY-SIX DAYS. The Court cites the landmark precedent of Dithering v. Actually Doing Something, 2019, in which it was established that anyone who calls their agent at 6am to announce they have discovered their own preferences deserves to watch strangers move into their dream home FOREVER. And now he lives next door, Your Honor, HE STILL LIVES NEXT DOOR, which means every morning he wakes up and chooses to experience the consequences of his own cowardice while probably complaining about the new owners parking situation. This reminds The Court of my third engagement, which also ended because someone needed more time to think about the furnace, and I will say no more on that matter. The gavel has spoken, Order the Roomba concurs, and Reginald must now go stand in his backyard and scream into a decorative planter.

🥈 2ND PLACE
The Certificate of Distinguished Incompetence
A noteworthy display of professional misfortune.
CONFESSION #0735 — SELLER WHO KEPT CHANGING THINGS
The appraisal came in low. Twenty thousand under contract price. Buyer's willing to split the difference, meet in the middle, everybody walks away happy. Seller says no. Says he wants to wait for another buyer. I explain that's not how this works, we'd have to start over, relist, probably get the same appraisal issue. He says fine, let's do that. Then three days later he calls and says actually he wants to accept the original offer. I tell him the buyer moved on. He says get them back. I say I can't, they're under contract somewhere else now. He relists with me because somehow this is all my fault but also he trusts me. We get another offer, eight thousand less than the first one. He takes it. I made four hundred dollars less commission helping him lose twelve thousand dollars.

GUILTY OF INVOLUNTARY FIDUCIARY SERVITUDE IN THE PRESENCE OF WEAPONS-GRADE STUBBORNNESS
The Court has reviewed this confession and finds itself PHYSICALLY ILL at the mathematics involved. You guided this man to a perfectly reasonable compromise, he rejected it like a toddler refusing vegetables, and then he RELISTED WITH YOU as if you were the problem. This is the real estate equivalent of a man setting his own house on fire and then asking the firefighter why everything smells like smoke. Reginald once had a client reject a full-price offer because Mercury was in retrograde, and I still think about it during quiet moments at Costco. You lost four hundred dollars in commission shepherding this gentleman through his twelve-thousand-dollar journey of self-discovery, which means you were essentially PAYING HIM to ignore your advice. The buyer moved on, as buyers do when sellers treat contract negotiations like a game of hard-to-get at a middle school dance. This Court finds you guilty only of excessive patience and sentences you to bill this man for therapy. Order the Roomba is making a sound that suggests even IT is frustrated. Case dismissed, Reginald needs to go stare at a wall.

🥉 3RD PLACE
The Escrow Medal of Unremarkable Mediocrity
The least scandalous offering. Reggie was barely entertained.
CONFESSION #0736 — APPRAISAL DISASTER
The photos looked great. Beautiful updated kitchen, new countertops, the whole thing. Buyer offers 415, seller accepts, we're moving. Appraiser comes out Tuesday, and I'm not worried because comps support it, I pulled them myself, three sales within half a mile in the last 60 days. He calls me Thursday. Says he's coming in at 378. 378. That's not a little short, that's 37 thousand dollars short. And the reason — the reason — is that he used a comp from eight months ago that was a foreclosure. A foreclosure. Which sold for nothing because the previous owner literally removed the kitchen cabinets when they left. There were no cabinets in that house. He's comparing it to a house with quartz countertops. My buyer's lender won't budge. Seller won't come down because she already bought her next place and needs every dollar. Buyer can't bring 37 thousand to closing, obviously, because who has that. Called the appraiser's office to ask about a reconsideration of value. Left two messages. Third call, someone picks up and tells me he's on vacation until the 15th. On vacation. While my deal dies. The seller keeps texting me asking if everything's okay. Three texts yesterday. I haven't responded to the last one because what do I even say. Everything is not okay. Everything is the opposite of okay. Her moving truck is scheduled for Saturday. I've been in this business 12 years and I still don't understand how one person with a clipboard can just decide a house is worth whatever they feel like.

GUILTY OF AGGRAVATED APPRAISAL VICTIMHOOD IN THE FIRST DEGREE, WITH COMPOUNDING CIRCUMSTANCE OF VOICEMAIL FUTILITY
The Court has reviewed this confession and finds itself PHYSICALLY ILL at the mention of a foreclosure comp being used against quartz countertops. QUARTZ. Let the record show that Reginald himself once lost a condo deal in 2017 because an appraiser compared his subject property to a unit where the previous tenant had been running an unlicensed ferret rescue, and The Court has never fully recovered. You left THREE voicemails and this man is ON VACATION while your seller's moving truck idles in the driveway of despair? This is not an appraisal, this is a HOSTAGE SITUATION conducted by a man with a tape measure and absolutely no accountability to God or the secondary mortgage market. The Court finds it particularly offensive that you pulled your own comps, did the ACTUAL WORK, found three legitimate sales within half a mile in sixty days, and yet one bureaucrat with a clipboard decided that a house where someone STOLE THE CABINETS is somehow comparable to a property with a functioning kitchen. That seller texting you three times yesterday while you sit in silence, paralyzed by the absurdity of residential lending practices — The Court sees you, The Court FEELS this, and The Court is now going to go lie down in a dark room because this has triggered something personal. VERDICT RENDERED, this session is adjourned, do not follow Reginald to his chambers.
