I call her the next morning and she goes, "They've decided they need 30 more days." I ask why. She says, "They're just not ready." Not ready for what? "To move." They've had 45 days. What have they been doing? She goes, "I don't really appreciate your tone." My buyers already gave notice on their apartment. Movers are booked. Their rate lock expires in 12 days and rates went up a quarter point since we started. I explain all this. She says, "That sounds like a your-clients problem." Her broker finally calls me back after I escalate. Turns out the sellers haven't even started packing. Not one box. They thought closing meant something different than what it means. The inspector found something. Water damage in the basement, not terrible, maybe eight thousand to fix. Seller agrees to credit at closing. Buyer says great. We're two days out from signing, everything's lined up, and the buyer calls me at 11 pm to say she wants to back out because her friend told her basements are bad investments. Not the water damage. Basements. As a concept. I ask her to clarify and she says she doesn't want to own a home with a below-ground level because her friend's cousin had a basement flood once in a completely different state. She'd already waived her contingency. Lost her earnest money, twelve thousand dollars. The sellers relisted and got fifteen thousand more from the next buyer. She called me last month asking if I'd help her find a condo.

The Court is BESIDE ITSELF with the architectural bigotry on display in this confession. This buyer abandoned a perfectly serviceable home because her friend's cousin, in what Reginald can only assume was a COMPLETELY DIFFERENT CLIMATE ZONE, experienced moisture intrusion, and somehow this constitutes evidence against all subterranean construction everywhere. I once refused to buy a hat because my neighbor's dog looked at me funny, and even I recognize that was more logically sound than this. The agent stood by while twelve thousand dollars evaporated into the ether of irrational foundation phobia, a sum that could have purchased approximately four hundred linear feet of French drain or one very nice weekend in Scottsdale, which is where Reginald goes when he needs to remember what dry feels like. Per the landmark decision in Crawlspace v. Human Reason, 2019, basements are not investments, they are ROOMS, and this Court will not tolerate their slander. CONFESSION #0739 — COMMISSION CATASTROPHE
Her daughter started asking questions. That's how it fell apart. The buyer was ready to close, we're three days out, and her adult daughter who lives in Phoenix or somewhere comes to visit and suddenly has opinions about the inspection report we already negotiated through (we got them to replace the water heater, it was a whole thing) and she's calling me at 9 pm asking about the foundation cracks that the inspector literally wrote were cosmetic, hairline, normal settling, and I'm reading her the exact language from the report and she's like well my contractor friend said. Your contractor friend. Who looked at photos on your phone. In Phoenix. The buyer pulls out, I lose both sides of the commission because the listing agent was me too, we're talking about 24 thousand dollars gone because someone's daughter got bored during her visit and wanted to feel useful. The sellers had already put a deposit on their new place. They're threatening to sue everybody including me somehow. The daughter went back to Phoenix on Sunday. Never even saw the foundation in person.

GUILTY OF CRIMINAL NEGLIGENCE IN THE FACE OF LONG-DISTANCE AMATEUR FOUNDATION ANALYSIS AND PHOENIX-BASED INTERFERENCE
The Court has reviewed this testimony and frankly Reginald needs a moment because THIS IS EXACTLY WHAT HAPPENED TO ME AT A CONDO IN 2019 except it was a nephew from Scottsdale and he had concerns about the HVAC ductwork based on a TikTok video. Let the record show that the daughter in question committed what legal scholars call "Flyover State Meddling" as established in Nobody Asked You v. Your Contractor Friend Who Looked At Phone Photos, 2022. You lost twenty-four THOUSAND dollars because someone's bored adult child needed a project during her weekend visit and decided YOUR TRANSACTION was her personal true crime podcast. The inspector, a LICENSED PROFESSIONAL who was PHYSICALLY PRESENT, wrote the words "cosmetic" and "hairline" and "normal settling" and yet we are supposed to defer to a man in Phoenix who squinted at a JPEG. The Court finds this daughter guilty of Emotional Tourism and sentences her to actually read an inspection report before opening her mouth, though we all know she will not. You, agent, are guilty only of being in the splash zone when chaos decided to vacation. The sellers threatening to sue you is like blaming the weatherman for rain, and The Court is now going to go stare at a wall because this has triggered something. CASE DISMISSED, Reginald must leave immediately.
