Great traffic actually, maybe 30 groups through, and then Monday morning this offer comes in at 485 on a house listed at 619 and my seller calls me like I personally wrote the offer, like I went out and found the lowest possible number and submitted it myself, and I'm trying to explain that we don't have to accept it, we don't even have to counter, but she's already crying about how insulting it is (which it is, genuinely) and how her mother's china cabinet is built into the dining room and that alone is worth something, and I didn't have the heart to tell her built-ins actually complicate things because buyers want to rip them out, and meanwhile the buyer's agent calls me to "feel out the temperature" and I said cold, the temperature is cold, and he goes "well my client is flexible" and I said flexible from 485 means what, 490, and he actually laughed like we were friends, like we were in on something together, and my seller is still texting me about the china cabinet, she sent a photo of it, it's not even that nice

The deal closed six weeks late. And technically that's not even the part I'm confessing to, that's just the backdrop. The actual thing is I never told my clients why. They think it was title issues. It was not title issues. What happened was I accidentally sent the inspection report to the seller's agent instead of my buyers. The full report. With all my notes in the margins. Notes like "they'll never catch this" next to the foundation crack and "leverage point" next to the HVAC situation. Just flagged everything I was planning to use in negotiations. Their agent called me and just... read my notes back to me. Out loud. For maybe two minutes straight. Then hung up. We had to renegotiate everything from scratch. The least scandalous offering. Reggie was barely entertained.
CONFESSION #0757 — APPRAISAL DISASTER
The photos looked great. Beautiful staging, fresh paint, the whole thing. Listed at 485. Got an offer at 490 within three days. Buyer's lender sends their appraiser out and he comes back at 412. Four twelve. My seller calls me screaming. "You told me this house was worth 490." I said no, I told you someone was willing to pay 490, those are different things. She goes "What's the difference?" I said the difference is about 78 thousand dollars apparently. The appraiser used a comp from two streets over that sold in foreclosure. Foreclosure. I called the lender and said "You can't use that, it was a distressed sale." The guy goes "It's within the radius." Within the radius. Buyer couldn't cover the gap. Seller wouldn't come down. Deal fell apart. House sat another six weeks, eventually sold at 445 to a different buyer with a different appraiser who came in at 448. Same house. Same month. Two appraisers, 36 thousand dollars apart. And people ask me why I drink coffee like it's a personality trait.

GUILTY OF INVOLUNTARY VALUATION WHIPLASH AND CONSPIRACY TO EXPOSE THE APPRAISAL INDUSTRIAL COMPLEX
