The MLS listing had a mistake. Said "vacant" when it wasn't. Family of five still living there. I'm standing in the foyer with my clients and this woman comes down the stairs in a bathrobe holding a curling iron like a weapon going "Who the hell are you people."

This Court once accidentally walked into the wrong courtroom and tried to rule on a custody dispute that was actually a zoning hearing, and even REGINALD knew to leave before anyone emerged from a bathroom. The lockbox code working is not consent, it is a TRAP, and you fell into it with your buyers standing there asking "should we leave" as if the answer required deliberation. The listing agent who uploaded the wrong photos should be tried separately, but YOU are the one who stood paralyzed in a foyer while a man dripped accusingly in your direction. The HOA sent a letter. To my broker. Not to me, not to the seller, not to the listing agent on record. To my broker personally, at the main office, hand-delivered apparently, accusing our brokerage of "facilitating property degradation" because the lawn at 1847 got too long during escrow.
The seller moved out early. The buyer's inspection got delayed twice. Nobody was mowing. That's it. That's the whole crime.
My broker calls me in like I'm being written up. Sits me down in her office with the door closed. Shows me this letter like it's evidence. Three pages. Three pages about grass height and "community standards" and how our brokerage should be "held accountable for agent oversight failures."
And she's asking me what happened. What happened is escrow took 45 days and grass grows. That's what happened.
But here's the thing. Here's the actual thing. She knows the HOA president. They're friends. They do lunch. So now I'm sitting there while she's trying to figure out how to make this go away without making her friend look stupid for sending a three-page letter about a lawn.
The commission on this sale was maybe six thousand dollars total. My split is 70 percent. I made four thousand two hundred dollars on this transaction and I'm now spending my Tuesday afternoon explaining photosynthesis.

The HOA sent a letter. Three pages about the mailbox being two inches too far from the curb. Meanwhile the buyer is screaming at me because Zillow says the house is worth 340 and we listed at 365. I tried explaining comps, I tried explaining that Zillow pulled data from a foreclosure sale six houses down, I tried explaining that their algorithm doesn't know the basement flooded twice in 2019. Didn't matter. He had the number on his phone and that was the real number.
Seller wouldn't budge. Buyer walked. House sat for 8 weeks. We dropped to 338 just to get movement. Sold at 331 after inspections.
The Zillow estimate updated the day after closing. Said 358.
