The photos looked great. Professional, staged, the whole thing. Listing goes live Thursday morning. By Thursday afternoon my phone's blowing up but not in a good way.
Seller calls me screaming. "Why is there a picture of my husband's girlfriend on your listing?"
I'm like what are you talking about.
"The bedroom. There's a photo on the nightstand. That's not me."
Pull up the photos on my laptop. Zoom in on the master bedroom shot. Sure enough, little framed picture on the nightstand, clear as day, some blonde woman I've never seen.
The photographer didn't notice. The stager didn't notice. I walked through twice and didn't notice. But 200 people on the internet noticed.
Seller's marriage is now... I don't even know. She's asking me if she can sue somebody. I'm three weeks into this job. My broker's in Cabo and not answering.

The HOA sent a letter. That's how my coach explained his system worked. He said if you send a fake HOA violation notice to homeowners in a neighborhood, they panic and call you to list. Twenty-two dollars for the course. Eight hundred for the "advanced implementation kit" which was just letterhead templates and a script. I asked him about the legal issues and he said "nobody reads the fine print, they just see official paper and freak out."
I tried it once. One letter. The guy who got it was an actual HOA board member. He called me screaming, then called the state licensing board, then called a lawyer. My broker found out before I even got home.

The buyer loved the house. Perfect, right? Except I forgot to confirm the showing time with the seller. Just completely forgot. Had it in my head as 2pm, seller had 4pm, and I walked my clients right into this woman's bathroom while she was in the tub.
Not like, behind a curtain. Freestanding tub. In the middle of the room. She screamed, my buyer screamed, I just stood there like an idiot saying sorry sorry sorry while everyone scrambled.
The seller pulled the listing the next day. Said she couldn't trust me with her home anymore, which honestly, fair. That was a $680,000 listing. My broker asked me what happened and I told him I had a calendar glitch, which was a lie. There was no glitch. I just didn't double-check because I was juggling 8 other things and I thought I remembered.
