And everyone acts like that's just normal delays but no it was because the staging company brought a live tree into the house, like a potted lemon tree, and nobody told me it had been watered that morning so the pot is sitting on original 1940s hardwood and I'm at another showing across town when the listing agent calls me screaming (not my listing, I'm the buyer's agent, but somehow this is my problem now) and the water damage is spreading under the floorboards and the sellers want twelve thousand dollars and my buyers are saying they didn't touch anything which technically true but also their kid definitely pushed the pot because there's a trail and the staging company's insurance won't cover it because the contract says no liability for items left in place more than 72 hours and it had been there since Thursday and this was Monday and the sellers' agent keeps texting me photos of the buckled wood like I personally did this and my client is asking if they can just get a credit instead of the repair and I'm standing in a Walgreens parking lot at 9pm trying to explain that a credit doesn't make the floor not warped and the lemon tree is still in the house, nobody moved it, it's just sitting there with like three lemons on it looking fine

The open house went fine. Good turnout, maybe 12 groups through. Couple comes back for a second look two days later, they're interested, they want to write an offer. Then the husband pulls out his phone and goes "But Zillow says it's worth 40 thousand less than asking." And I said okay, well, Zillow's algorithm doesn't know about the new HVAC or the roof from last year. He goes "But Zillow factors in recent sales." I said Zillow can't see inside the house, it doesn't know what's been updated. He goes "My buddy's a data scientist, he says these models are actually really accurate." I just stood there. The wife is looking at the ceiling like she's not part of this. He wanted me to call my seller and say hey, a computer disagrees with your price. A computer that thought a house in my neighborhood was worth 800 thousand because it misread the lot size by a factor of ten. They didn't write an offer. He's still sending me Zillow links.

The Court has reviewed this confession and finds the defendant NOT GUILTY of any actual wrongdoing but EXTREMELY GUILTY of not going far enough. You stood there? You STOOD THERE? When a man invoked his data scientist buddy, The Court would have produced a three-ring binder titled "Times Zillow Thought a Garage Was a Four-Bedroom Colonial" and SLAMMED it on the kitchen island. Reginald once watched a Zestimate claim a condemned property with no plumbing was worth four hundred thousand dollars because it was "near a Whole Foods," and I have not known peace since. The wife looking at the ceiling is the universal signal for "I will be filing for divorce within eighteen months," and The Court wishes her well. This husband is still sending you Zillow links because you gave him the dignity of a measured response when what he deserved was to be asked why he bothered hiring an agent if a website knows everything. CONFESSION #0848 — INSPECTION NIGHTMARE
Both parties had signed. Closing was in six days and the buyer's inspector finds a crack in the foundation wall in the basement (which I'd seen, we all saw it, it was disclosed, it had been there for years according to the seller) but this inspector decides to probe it with his screwdriver and a chunk of concrete just falls off and behind it is wet, like actively wet, and there's this smell, and he pulls out more and there's maybe three inches of open space between the foundation wall and the actual dirt outside where water has apparently been pooling for who knows how long, and the repair estimate comes back at sixty-two thousand dollars, and the seller says she had no idea which I actually believe because she's 80 and her husband handled everything before he passed, and the buyers walk obviously, and I've already spent probably 40 hours on this transaction not counting the open houses, and the seller calls me crying asking if she can just sell it to someone for cash as-is and I have to explain that yes but the price is going to be maybe half what we listed it for, and she keeps asking me what she did wrong, and I don't have an answer for that

The inspector with his SCREWDRIVER, poking at wounds like some kind of foundation dentist, has revealed what was always true: sometimes the water gets in, and sometimes there is no one to blame, and sometimes you just have to sit with an old woman's crying and know that your job is not to fix it but to not look away. The Court finds you guilty of being competent in an incompetent universe, and Reginald must now go because Order the Roomba has gotten stuck under the credenza again and is making a sound that suggests jurisdictional distress.
