The inspector found something. Not even anything major, just some old knob and tube wiring in the attic that the seller already disclosed. But the buyer's kid, the son, he's maybe 25, he takes a photo of it and posts it on Facebook with my name tagged and says something like "our realtor tried to sell us a death trap, do your research before hiring." Gets like 200 shares in two days. Two hundred.
I didn't even list the property. I represent the buyer. His mom. Who is lovely. Who keeps apologizing for him but also won't tell him to take it down because "he's just protective." He's not protective, he's unemployed and looking for attention.

Three thousand dollars to remediate disclosed wiring versus an agent's entire searchable reputation, and this alleged adult needs TIME TO THINK ABOUT IT? The Court hereby rules the agent NOT GUILTY of any professional misconduct and sentences the son to six months of mandatory employment followed by a public apology written in complete sentences, and Reginald must now adjourn because this level of injustice has given him heartburn.

CONFESSION #0868 — SELLER MELTDOWN
The buyers came back for a third showing. Good sign, right? They're serious. Seller's been living there, house is clean, everything's fine.
Except this time the wife opens the medicine cabinet in the master bath. Just opens it. And the seller—who I told to leave, who agreed to leave—comes out of nowhere screaming "That's my private property, get your hands off my things."
Buyer's wife just froze. Hand still on the cabinet door.
"There's nothing in there," I said. "It's just a cabinet."
"It's MY cabinet in MY house and she's TOUCHING it."
The husband tried to calm her down. "Ma'am, we're just looking at the—"
"I know what you're looking at. You're looking at everything. You're judging everything."
They left. Obviously they left.
Seller calls me that night. "When are they making an offer?"
I said "They're not."
"Why not? They loved it."
The house sat for three more months. Price dropped twice. She never understood why.

The buyers walked after the inspection. That's not the disaster. The disaster came after.
Monday: new buyers, cash, close in two weeks. Tuesday: they want an appraisal anyway for their records. Wednesday: appraiser shows up, takes photos, leaves in 20 minutes. Friday: appraisal comes in 85 thousand under contract price. Cash buyers don't care about appraisals. These ones did. Saturday: they want the price dropped to appraised value. Seller says absolutely not. Sunday: I pull comps, find the appraiser used a foreclosure from 2019 and a house with no garage. Monday: file a reconsideration of value. Tuesday: appraiser stands by his number. Wednesday: cash buyers walk. Thursday: listing goes back on market. Friday: original buyers call asking if it's still available. The ones who walked after inspection. For the plumbing. Which we already fixed.
