The open house went fine. Normal Saturday. Couple comes through, seems interested. Sunday they call me, say they want to make an offer.
Monday 9am: they email. Zillow says 485. They want to offer 440.
Monday 10am: I explain Zillow pulled comps from two miles away, different school district.
Monday 2pm: they send me the Zillow screenshot. Highlighted.
Tuesday: seller gets the 440 offer. Laughs. Actually laughs on the phone.
Wednesday: I show buyers the three recent sales on the same street. All over 500.
Thursday: buyer husband calls. Says Zillow updated. Now says 472. Asks if seller will take 455.
Friday: seller lists with someone else. Says she doesn't want to work with quote unquote Zillow people.
Saturday: property goes under contract at 510.

The Court has seen many affronts to the sacred institution of real estate, but HIGHLIGHTING A ZILLOW SCREENSHOT and presenting it as evidence is the kind of behavior that makes Reginald want to retire to a quiet cottage where no one has ever heard of an algorithm. These buyers treated a Zestimate like it was handed down from Mount Sinai on stone tablets, when in FACT it was generated by a computer that once valued my cousin's detached garage at 340,000 dollars because it confused it with a nearby duplex. CONFESSION #0871 — HOA HORROR
The appraisal came in low. Twenty thousand under contract price. Buyers are scrambling, sellers are panicking, and then the HOA president calls me directly. Not the listing agent. Me. The buyer's agent.
She goes, "I understand there's an appraisal issue."
I said, "How do you even know about that?"
"I make it my business to know what happens in this community."
Then she tells me — and I'm not making this up — she tells me the appraisal would have been fine if the previous owner hadn't painted their door that color. That the appraiser probably saw it and assumed the whole neighborhood was going downhill.

CONFESSION #0872 — STAGING DISASTER
The commission check was short. That's where my head is right now, but let me back up because the staging company, they sent a guy named — actually I won't say his name but he shows up three hours late with a truck full of furniture that was supposed to be mid-century modern and instead it's like, coastal grandmother? There's seashells. Decorative seashells on the mantel of a house in a landlocked suburb forty minutes from any body of water. The sellers are standing there watching this happen and the wife goes "is this a joke" and I don't have an answer because I'm looking at a painting of a lighthouse that's being hung above their fireplace.
The couch doesn't fit through the doorway. They take the legs off. One leg snaps. The guy looks at me and says "that happens" like I'm supposed to just accept that as information. The couch is now propped up on two books in the listing photos. Two hardcover books. You can see them if you zoom in.
Twelve hundred dollars I paid for this. Twelve hundred. The house sat for three weeks because everyone who walked in said it felt "beachy" and they couldn't figure out why. The seashells. It was the seashells the whole time.
