CONFESSION #0879 — GURU OR COACH NONSENSE
We were in multiple offers. Five offers on this house, my buyers are stretched to their absolute limit, and my broker's like you should call that coach I've been telling you about. So I do. Because I'm desperate and maybe there's some negotiation trick I don't know.
This guy charges 400 dollars for a one hour call. Four hundred. And the first thing he tells me is that I need to write a letter to the listing agent explaining my personal why. My why. He says the listing agent needs to feel my commitment to the transaction. I'm sitting there thinking okay maybe this is going somewhere. Then he says I should include a photo of my buyers. Not like a family photo for the sellers, which is already legally sketchy, but a photo for the listing agent. So she can see their faces and connect with their energy or whatever he called it.
The listing agent is a woman I've closed six deals with. She doesn't care about faces. She cares about proof of funds and clean contingencies.
But here's what really got me. He spent twenty minutes talking about his sales volume from 2019. Twenty minutes. I'm paying by the hour and he's telling me about a condo development in Phoenix that has nothing to do with my situation. Then he tells me the call is almost over and asks if I want to book a follow-up.
My buyers lost the house. Went 12k over asking and still lost it.

GUILTY OF FINANCIAL SELF-HARM IN THE FIRST DEGREE, AGGRAVATED BY VOLUNTARY EXPOSURE TO MOTIVATIONAL CHARLATANISM
The Court has reviewed this confession and must pause to collect itself because THIS IS EXACTLY WHAT HAPPENED TO REGINALD IN 2017 WITH A TIME MANAGEMENT COACH WHO SPENT FORTY-FIVE MINUTES DISCUSSING HIS BREAKFAST ROUTINE. Four hundred dollars for a man to tell you to send a photograph to a listing agent you have CLOSED SIX DEALS WITH is not coaching, it is a crime against the profession, against your wallet, and against the very concept of advice itself. The Court notes that your broker recommended this individual, which means your broker either hates you or has also been victimized and is now trapped in some kind of pyramid scheme of delusion. You paid four hundred dollars to hear about a Phoenix condo development while your buyers were bleeding out in a multiple offer situation, and the Court must ask: did you at any point simply HANG UP THE PHONE? In re: That One Open House, 2023, this Court established that paying for wisdom and receiving instead a man's highlight reel from the Obama administration constitutes compensable emotional damages. Your buyers lost by twelve thousand dollars, which means you could have offered that four hundred toward their escalation and still had enough left over for a sandwich and the dignity you surrendered to a man who wanted you to capture your clients energy in a JPEG. The Court finds you guilty but reserves its DEEPEST contempt for a coaching industry that has confused talking with helping, and Reginald must now go lie down.

CONFESSION #0880 — SHOWING GONE WRONG
The HOA sent a letter. Three days after closing, the HOA sent a letter because apparently during the final walkthrough my buyer's kid (who I didn't even know was coming, the mom just showed up with him, he's maybe 10) found the garage door opener and thought it would be hilarious to open and close it repeatedly for like six minutes straight while we were upstairs looking at the master bath, and the neighbor across the street has a security camera that caught the whole thing and filed a noise complaint, which okay fine but then it turns out the repeated cycling burned out the motor (this is what the seller claims) and now they want $1,200 for a new Chamberlain unit and my broker is asking why I let a child operate mechanical systems during a showing and I'm like he was in the GARAGE, I was showing the BATHROOM, the mom was taking pictures of the closet organization system, I cannot be in three places, and the seller's agent keeps texting me the security footage like I haven't already seen it twelve times, the kid is just standing there pressing the button over and over with this completely blank face like he's hypnotized, and my buyer thinks it's funny which it objectively is not because now I have to figure out if my E&O covers garage door motors destroyed by minors and I genuinely don't know the answer to that

GUILTY OF NEGLIGENT SUPERVISION OF A MINOR MECHANICAL TERRORIST AND ACCESSORY TO GARAGE DOOR HOMICIDE IN THE FIRST DEGREE
The Court has reviewed the evidence, including what you describe as security footage of a ten-year-old pressing a button with the emotional vacancy of someone who has already chosen their path in life, and Reginald is DISTURBED. You claim you cannot be in three places at once, and yet this Court manages to be simultaneously disappointed, appalled, and hungry for lunch, so your excuse holds NO WATER. The child was not hypnotized, counsel, the child was UNLEASHED, a chaos agent in cargo shorts who you permitted to interface with a Chamberlain unit that never asked for this, that simply wanted to open and close at reasonable intervals like a CIVILIZED MECHANISM. I once watched my nephew destroy a ceiling fan by throwing a shoe at it and I said nothing because I feared him, so I understand the paralysis, but I did not then ask my errors and omissions carrier to cover my cowardice. Your buyer thinks this is funny because your buyer raised a garage door assassin and has made peace with that choice, but this Court has NOT made peace, this Court is at WAR with the very concept of final walkthroughs that include unsupervised minors with access to wall-mounted buttons. The mother was photographing a closet organization system while her offspring committed motor burnout with the blank determination of a congressional witness, and you were SHOWING THE BATHROOM as Rome burned and the Chamberlain unit drew its final breath. TWELVE HUNDRED DOLLARS and one broker who will never look at you the same way again, this is the cost of your inattention, and Reginald rules that you shall pay it in full while watching that security footage a thirteenth time, because the universe demands symmetry. VERDICT RENDERED, THE COURT MUST NOW GO LIE DOWN.

CONFESSION #0881 — THE BUYER WHO NEVER BOUGHT
Both parties had signed. The inspection was done, the appraisal came back fine, we were twelve days from closing and my buyer calls me at 9pm on a Tuesday to say he's been thinking about the backyard and he's not sure anymore (the backyard was fine, it was a normal backyard, there was grass and a fence and I don't know what he wanted) and I said okay let's talk tomorrow and he said no I think I need to walk away and I said you'll lose your earnest money, that's $8,000, and he said he knew that and I asked if something happened and he said no he just kept picturing himself mowing that lawn every weekend for the next 30 years and it made him feel trapped. The sellers had already bought plane tickets to move to Arizona. They had movers scheduled. He walked away from a $340,000 house because of a lawn he could have paid a kid $40 a month to mow. I still think about this probably once a week. The worst part is he called me again six months later asking if I could show him some condos and I said sure because I have no self-respect apparently and he looked at three units and then decided he wasn't ready yet.

GUILTY OF AGGRAVATED CLIENT CODDLING AND FAILURE TO ADMINISTER BASIC LAWN CARE MATHEMATICS
The Court has reviewed this confession and finds itself PHYSICALLY ILL at the mathematics on display here — $8,000 in earnest money incinerated because a grown adult experienced an existential crisis about GRASS, a substance that has existed for approximately 60 million years without requiring anyone's emotional buy-in. This buyer pictured himself mowing for 30 years when he could have pictured himself PAYING A NEIGHBORHOOD CHILD $40 A MONTH, but no, instead he chose to strand two Arizona-bound sellers holding useless plane tickets like some kind of domestic terrorism against people who just wanted to experience dry heat. And YOU, agent, you absolute doormat, you took his call SIX MONTHS LATER and showed him CONDOS? Reginald once refused to speak to his own brother for two years because he returned a borrowed leaf blower with the cord wrapped incorrectly, and yet here you are, tap-dancing for a man who torpedoed a transaction over theoretical lawn fatigue. The Court hereby orders you to block this client's number, though we both know you will not, because you just told a room full of strangers you have no self-respect and frankly The Court believes you. Case dismissed, the sellers are in Arizona now and doing fine probably, Reginald must go water his own lawn which he ENJOYS because he is not A COWARD.
