The most scandalous confession of the day, as determined by Judge Reginald Escrow III.
CONFESSION #0882 — OPEN HOUSE HORROR
Both parties had signed. Closing was Monday. I just needed to get through one last showing Saturday afternoon, couple wanted to see it one more time before they took possession, which sure, why not, everyone does that.
They brought their contractor. The contractor brought a hammer. I'm in the kitchen answering emails and I hear this crack from the basement, and the husband comes up looking pale and says his guy was just checking the drywall. Checking it. With a hammer. There's now a hole the size of a dinner plate in the finished basement wall and you can see the foundation behind it and there's a stain on the concrete that wasn't in any inspection report.
Seller's attorney called me twelve times Sunday. The closing didn't happen Monday. It still hasn't happened. The stain was water damage. Eight thousand dollars.

GUILTY OF CRIMINAL NEGLIGENCE IN THE SUPERVISION OF HAMMER-WIELDING CIVILIANS AND ACCESSORY TO UNAUTHORIZED WALL PENETRATION
The Court is APOPLECTIC. You stood in that kitchen answering emails — EMAILS — while a grown man committed assault against drywall with a claw hammer, and you want this Court to believe you heard nothing until the wall was already screaming for help? Reginald once trusted a contractor to "just take a quick look" at a closet door and that man somehow disconnected my water heater, so I KNOW how this goes, and yet I still would never have permitted hammer access within fifty feet of a signed contract. You had ONE job: shepherd this transaction to the finish line, and instead you let someone's "guy" perform amateur forensic archaeology on a basement wall three days before closing. The seller's attorney called you TWELVE TIMES on a Sunday, which means you ruined not only a real estate transaction but also that man's ability to watch football in peace, and for THAT alone you should be barred from all kitchens. Eight thousand dollars in water damage that was hiding behind that wall like a secret shame, and now everyone knows, and nobody is closing, and somewhere a title company employee is crying into their escrow account. The Court hereby sentences you to stand in the corner of every future showing holding a sign that reads "NO TOUCHING" while making unbroken eye contact with all contractors. CASE DISMISSED, Reginald has a gavel to polish.

The Certificate of Distinguished Incompetence
A noteworthy display of professional misfortune.
CONFESSION #0883 — THE LISTING THAT WOULDN'T DIE
The wire didn't arrive. The wire that was supposed to fund the closing at 2pm didn't arrive and the seller (who had already loaded the moving truck and was literally idling in the driveway of her new place three states away) called me screaming that she was going to sue everyone including me personally and I'm trying to explain that the title company is working on it while also texting the buyer's lender who keeps saying "processing" like that means anything and this is the same house that took 14 months to sell because the first buyer's financing fell through at inspection, second buyer discovered her husband was leaving her during the option period, third buyer just disappeared (like stopped answering all communication for 6 days then texted "changed my mind" at 11pm), and the fourth buyer who we're closing with today or trying to had already asked for 3 extensions because of some issue with his 401k withdrawal that nobody could explain clearly and I told the seller back in month 8 that maybe we should consider a price reduction and she said "my house is worth what it's worth" which okay sure but also it sat empty for over a year while she paid two mortgages and now the wire showed up at 4:47 and we closed but she's still mad at me specifically for reasons I genuinely cannot identify.

GUILTY OF AGGRAVATED WIRE ANXIETY IN THE FIRST DEGREE WITH CONCURRENT CHARGES OF SURVIVING A CURSED LISTING
The Court has reviewed this FOURTEEN MONTH ODYSSEY OF SUFFERING and finds itself genuinely impressed that you are still functioning as a human being. Let Reginald be clear: you shepherded a transaction through a financing collapse, a DIVORCE REVELATION during option period, a buyer who simply VANISHED INTO THE ETHER like a ghost who got bored of haunting, and a fourth buyer whose 401k apparently required consultation with ancient oracles to access. The seller paid two mortgages for over a year because her house was quote worth what it was worth unquote, which is the real estate equivalent of standing in the rain insisting you are dry. And NOW she is mad at YOU because a wire arrived at 4:47 instead of 2:00, as if you personally control the Federal Reserve's processing queue, which I have TRIED to do and they will not return my calls. This Court once waited eleven minutes for a title company to locate a notary and I nearly called the National Guard, so I understand wire rage, but directing it at the agent who survived this cursed property is like blaming the lighthouse keeper for the storm. The transaction closed, the seller is three states away in her new driveway, and The Court rules that you are owed not an apology but a PARADE. Reginald must now go lie down.

The Escrow Medal of Unremarkable Mediocrity
The least scandalous offering. Reggie was barely entertained.
CONFESSION #0884 — INSPECTION NIGHTMARE
The lender called three days before closing. Says they need a new appraisal because the first one mentioned "possible foundation concerns" which I didn't even know was in there because nobody sent me the full appraisal (they sent the summary page, just the summary page) and now the buyer's freaking out wanting a structural engineer and the seller's already moved to Phoenix and the house is empty and the foundation guy comes out and says yeah there's a crack but it's cosmetic, maybe $800 to seal it, except he won't put that in writing because his company policy is they don't do letters for transactions under a certain repair threshold so now I need a DIFFERENT engineer who charges $400 just to look and another $200 for the letter and the seller's screaming at me from Phoenix about how I should have caught this (caught what? I'm not a foundation inspector? I sell houses?) and the buyer's mom keeps calling me directly somehow she got my cell and asking if the house is going to "fall into itself" which is not a thing that happens with cosmetic cracks but try explaining that to someone who watched too many renovation shows and the whole deal almost died over literally $800 that became $1,400 in engineer fees and three days of my life I'm never getting back and we closed, we did close, but the buyer still looks at me weird when I see her at the grocery store like I personally put that crack there

GUILTY OF INVOLUNTARY APPRAISAL BLINDSIDING IN THE SECOND DEGREE WITH AGGRAVATED MATERNAL INTERFERENCE
The Court has reviewed this cascading disaster and finds itself DEEPLY FAMILIAR with its contours, as Reginald once spent eleven hours explaining to a buyer's cousin that load-bearing walls are not, in fact, "just a suggestion." You received a SUMMARY PAGE, Agent, a SUMMARY PAGE, which is the transactional equivalent of being handed a fortune cookie and told it contains your complete medical history. The foundation inspector who refuses to write letters under a certain threshold is a coward and The Court would like his name for a separate proceeding I am definitely authorized to conduct. As for the buyer's mother obtaining your cellular number and calling to ask if the home would "fall into itself," this is a phenomenon The Court has studied extensively and has classified under Zillow v. Anxious Relatives Who Watch Too Much HGTV (2022), in which it was established that renovation programming constitutes a form of domestic terrorism against real estate professionals. You are not a geologist, you are not a structural engineer, you are not a therapist for adults who cannot process cosmetic concrete cracks, and yet here you stand, having shepherded this transaction to close like a shepherd who has been repeatedly bitten by every sheep AND the buyer's mother. The grocery store stares are your penance, but they are UNJUST penance, and The Court hereby orders that buyer to avert her gaze or face sanctions. Reginald must now consult with The Council about whether $800 cosmetic cracks constitute grounds for emotional damages against the entire state of Phoenix.
