The Escrow Gold Gavel Award
The most scandalous confession of the day, as determined by Judge Reginald Escrow III.
CONFESSION #0888 — BROKER DRAMA
Her attorney got involved. Not because of the contract, not because of the inspection, but because my broker — my own broker — called her directly to "smooth things over" after I told him specifically, in writing, do not contact my client. And what he said to her (I still don't have the full story because she won't return my calls now) was something about how the commission split was negotiable and maybe we could work something out if she was feeling uncertain about the price. Which made her think I was somehow overcharging her. Which I wasn't. The listing was at 3.2, we agreed on 5%, standard, nothing weird. But now she's convinced there's some hidden fee structure and her attorney sends this letter demanding an itemized breakdown of "all anticipated compensation" like I'm running a scam out of my Honda. My broker's response when I confronted him was "I was trying to help you close" and then he went to lunch. Took a full hour and a half. Came back with Thai food. The deal fell apart three days later and he asked me if I'd learned anything from the experience, and I just stood there holding my coffee getting cold in my hand trying to figure out what exactly I was supposed to say to that.

GUILTY OF INVOLUNTARY BROKER SABOTAGE AND BEING THE VICTIM OF WORKPLACE THAI FOOD SOCIOPATHY
The Court has reviewed this confession and finds itself EXPERIENCING EMOTIONS IT CANNOT PROFESSIONALLY CONTAIN. Let Reginald be absolutely clear: you are not the criminal here, you are the CRIME SCENE. Your broker — this pad-thai-consuming chaos merchant — violated the sacred covenant of "do not contact my client" and then had the AUDACITY to return from his ninety-minute lunch odyssey and ask what YOU learned? What YOU learned?! The Court once had a bailiff who borrowed my gavel without asking and I still bring it up at Thanksgiving, so I understand betrayal on a molecular level. Per the landmark decision in Broker Backstabbery v. Basic Professional Courtesy (2019), when a managing broker directly undermines a listing agent's client relationship by implying commission flexibility exists where none was offered, that broker has committed what we in the legal community call "being an absolute nightmare person." The attorney demanding itemized compensation breakdowns "like you're running a scam out of your Honda" is merely collateral damage from your broker's rogue diplomacy — and frankly, Hondas are RELIABLE VEHICLES that do not deserve this slander. Your cold coffee, your silence, your confusion — these are the wounds of a professional who trusted the system, and the system went to lunch. The Court rules that you are guilty only of working for someone who should be sentenced to explain his own commission structure to a room full of attorneys, and Reginald must now go water his plants because this ruling has made him TOO upset to continue.

CONFESSION #0889 — THE BUYER WHO NEVER BOUGHT
Her husband got involved. That's where it starts.
March 3rd: she finds the listing herself, sends me the link at 11pm.
March 4th: showing goes great, she's crying in the kitchen, good tears.
March 5th: offer submitted, 40k over asking.
March 6th: husband calls me directly, says he has "concerns about the foundation."
March 7th: we get an inspector out there, foundation is fine.
March 8th: husband wants a second inspector.
March 12th: second inspector says foundation is fine.
March 14th: husband asks about the neighbor's tree.
March 15th: seller's agent stops returning my calls.
March 18th: offer withdrawn because husband read something online about the school district.
June: I see her at a gas station. She says they're still looking. Husband found some YouTube channel about real estate scams. They've made six offers since. All withdrawn.
She apologized to me. Which was something.

GUILTY OF SPOUSAL SABOTAGE BY YOUTUBE CONSPIRACY IN THE FIRST DEGREE
The Court has reviewed this timeline with the same mounting horror one experiences watching a Roomba approach a staircase. March 3rd through March 18th represents not a home buying journey but a HOSTAGE SITUATION, and the captor was a man with WiFi and too much free time. This husband — and Reginald knows this type, oh YES Reginald knows this type because Reginald's cousin married one and now they live in a rental with excellent foundation awareness but NO EQUITY — has committed what we in the legal profession call Zillow Terrorism. You submitted an offer FORTY THOUSAND DOLLARS over asking and this man responded by becoming a foundation inspector, an arborist, AND an education policy analyst within the span of two weeks. The neighbor's tree, counsel? THE NEIGHBOR'S TREE? In the landmark case of YouTube Algorithm v. Marital Home Ownership (2022), the court ruled that any spouse who discovers a real estate conspiracy channel forfeits their right to opinions until they can prove they have also watched a video about how to actually CLOSE ON A PROPERTY. Six offers withdrawn is not house hunting, it is a form of performance art, and The Court is not amused. She apologized to you at a gas station and honestly that is more closure than most agents get, so take your little victory and RUN because those two will still be making and withdrawing offers when the sun explodes. ORDER THE ROOMBA HAS SPOKEN.

The least scandalous offering. Reggie was barely entertained.
CONFESSION #0890 — OPEN HOUSE HORROR
The seller called while I was on vacation. Said they wanted to do an open house Sunday even though I told them wait until I'm back. They said their nephew could handle it. Their nephew is 19 and sells car insurance.
I get back Monday and there's a voicemail. "Hey so small issue, someone's kid broke a towel rack in the master bath."
Drove over Tuesday. The towel rack was fine. The towel rack was completely fine. What was not fine was the hole in the drywall behind the bathroom door. Like someone punched through it. And the kitchen faucet was running. Not dripping. Running. Cold water, full blast, for apparently three days.
Called the seller. "Oh yeah the nephew mentioned the faucet thing but he said it wasn't that bad."
Water bill's gonna be something. That's not even my problem technically but I know it's gonna become my problem.
The nephew never got a single sign-in. Not one name. Three days of water and a fist hole and zero leads.

GUILTY OF CRIMINAL NEGLIGENCE IN THE DELEGATION OF SACRED OPEN HOUSE DUTIES TO AN UNQUALIFIED INSURANCE MINOR
The Court is PHYSICALLY ILL. Let Reginald be absolutely clear about what has transpired here: you entrusted a property showing to a nineteen-year-old whose primary qualification is convincing people to bundle their auto and renters policies, and you are SURPRISED that the result was aquatic devastation and drywall violence? This is not an open house, this is Lord of the Flies with a lockbox. The nephew got ZERO sign-ins because the nephew was presumably hiding in the garage googling "how to stop water" and "can you spackle with toothpaste" while some feral child was treating the master bathroom like a UFC octagon. I once had a nephew house-sit for me during a particularly contentious period with my second wife, and when I returned he had reorganized my gavel collection by COLOR instead of by VERDICT SEVERITY, and I still weep about it during certain moon phases, so I UNDERSTAND the betrayal of nepotistic incompetence. The faucet running for seventy-two hours is not a small issue, it is a WATER CRIME, and per Plumbing v. Basic Human Awareness (2019), ignorance of continuous flow is not a defense. The Court hereby finds that you are guilty not of the nephew's failures, but of the original sin of going on vacation while listings exist, and Reginald must now adjourn because Order the Roomba has detected crumbs in the deliberation chamber.
