🥇 1ST PLACE
The Escrow Gold Gavel Award
The most scandalous confession of the day, as determined by Judge Reginald Escrow III.
CONFESSION #0891 — ZILLOW ESTIMATE WAR
The second showing was supposed to be quick. Buyers loved it online, just wanted to walk through, done. They pull up the Zestimate on their phone before we even get inside. Says 412. Listed at 439. The husband goes, "So they're asking 27 thousand over what it's worth." And I explain, again, that Zillow doesn't know about the new roof, the finished basement, the fact that three comparable sales closed higher last month. He nods like he's listening but he's not. He's already decided the algorithm is smarter than me. They put in an offer at 405. Seven under the Zestimate. Seller counters at 435. Buyers walk. House sells six days later for 441 to someone who never looked at Zillow once. The husband emailed me last week asking if I had anything else.

GUILTY OF AGGRAVATED ZILLOW DERANGEMENT SYNDROME AND WILLFUL ALGORITHMIC SUBSERVIENCE IN THE FIRST DEGREE
The Court has reviewed this confession and finds itself PHYSICALLY ILL at the state of modern buyer psychology. This husband — this PHONE-CLUTCHING DEVOTEE of the Church of Automated Valuation — stood in the presence of a new roof, A NEW ROOF, and chose instead to worship at the altar of a website that once valued my cousin's garage as a three-bedroom colonial. Reginald has seen this before. The glassy eyes. The scrolling thumb. The quiet certainty that a server farm in Seattle understands neighborhood comps better than someone who has actually SMELLED the crawl space. And now this man emails asking for more listings? THE AUDACITY. The Court once dated a woman who trusted her horoscope over my restaurant recommendations and she too came crawling back after Mercury went direct. You showed them truth and they chose the blue light of their phones. Let the record reflect: the house sold for 441. Four. Forty. One. The algorithm was not smarter. The algorithm has never been smarter. The algorithm cannot taste granite. This Court is adjourning early because Reginald needs to go stare at a wall and process his feelings about technology.

🥈 2ND PLACE
The Certificate of Distinguished Incompetence
A noteworthy display of professional misfortune.
CONFESSION #0892 — BROKER DRAMA
He wasn't on the title. The broker knew, I knew, everyone in our office knew because we'd closed with this same couple three years ago and the wife was the sole owner. Tax reasons or credit reasons or whatever, doesn't matter, point is it's documented. So we're at the listing appointment and the husband is doing all the talking, signing the listing agreement, and my broker is just nodding along like this is totally normal. I pull her aside in the kitchen and I'm like hey, she needs to sign this, he's not on title. And my broker looks at me like I just told her the sky is purple and goes "he said he handles the real estate decisions in their family." That's not. That's not how property law works. She got mad at me. In front of the clients. Said I was being difficult and that we could sort out the paperwork later. Later. On a listing agreement. For a house worth six hundred thousand dollars that this man does not legally own. I had to email our compliance officer from my car in their driveway. The wife wasn't even home, she was at work, nobody had talked to her. Three days later the broker calls me into her office and says I embarrassed her. Not that she almost committed us to an invalid contract. Not that she ignored basic title verification. That I embarrassed her. The couple ended up listing with someone else. The wife called me personally to apologize, which was weird. She thanked me for catching it. My broker still brings it up like I cost us the listing.

GUILTY OF HEROIC COMPLIANCE IN THE FIRST DEGREE, AGGRAVATED BROKER BABYSITTING, AND UNLAWFUL POSSESSION OF A FUNCTIONING MORAL COMPASS
The Court has reviewed this confession and frankly Reginald needs a moment because THIS IS THE MOST BACKWARDS PROSECUTION I HAVE EVER WITNESSED. You are being charged by your own broker for the crime of KNOWING HOW PROPERTY LAW WORKS? For understanding that a man cannot sell a house he does not own simply because he declared himself the family real estate decider? What is this, medieval England? Did he also claim the right of prima nocta over the listing photos? The Court cites the landmark case of Signatures Actually Matter v. Whatever Your Broker Was Smoking, 2019, in which it was established that TITLE IS NOT A SUGGESTION. Your broker stood in that kitchen, looked at documented ownership records, and said quote sort it out later unquote as if a six hundred thousand dollar listing agreement is a grocery list you can amend when you remember you needed milk. I once had a contractor tell me permits were optional and I had him escorted from my presence by Order, who bumped into his ankles with the fury of justice. That wife calling to thank you? THAT is your verdict from the universe. Your broker bringing this up repeatedly is not a professional critique, it is a confession that she knows she was wrong and has chosen psychological warfare over accountability. The Court finds you AGGRESSIVELY NOT GUILTY and sentences your broker to one hour of reading literally any real estate law textbook while Reginald watches disapprovingly. This Court is adjourned because I need to go yell at my gavel collection about this.

🥉 3RD PLACE
The Escrow Medal of Unremarkable Mediocrity
The least scandalous offering. Reggie was barely entertained.
CONFESSION #0893 — NEIGHBOR SABOTAGE
The neighbor walked over. Middle of the open house, twelve people inside, and this guy from next door comes up to every single one of them. Tells them about the "water problems." There are no water problems. I've seen the inspection. One couple, nice couple, they're standing by the kitchen island and he goes "You know the basement floods every spring, right?" The wife looks at me like I personally lied to her. I pulled him aside. I said "Sir, what are you doing." He said "I'm just being honest." I said "You're being something." Turns out the sellers didn't invite him to their daughter's graduation party. Three years ago. He's been waiting. He told me that. He said "They know what they did." We lost two offers that day. The house sat for another six weeks. Sellers dropped the price by 15 grand. Over a graduation party. He wasn't even mad about the party. He was mad about the principle of the thing.

GUILTY OF FAILING TO CONTAIN A NEIGHBORHOOD GRUDGE MONSTER IN VIOLATION OF THE SACRED COVENANT OF OPEN HOUSE PERIMETER CONTROL
The Court has reviewed this testimony and frankly, Reginald is APPALLED but not at the neighbor. That man is a folk hero. That man waited THREE YEARS to avenge a graduation party snub and executed his plan with the patience of a apex predator. You want to be mad at him? Be mad at the sellers who thought they could skip Gerald or whatever his name is on the invite list and NOT face consequences. The Court once held a seventeen-month grudge against a HomeGoods cashier who implied my decorative owl collection was "a lot" so I UNDERSTAND principle-based warfare. But YOU, agent, you saw this man approaching your open house like a shark circling a raft and you did NOTHING. Where was your perimeter? Where was your bailiff? The Court's bailiff Order once cornered a solicitor in my foyer for forty-five minutes and that Roomba cannot even speak. You lost two offers because you brought a polite conversation to a GRUDGE FIGHT. Per the landmark decision in Petty v. Pettier, 2019, "He who does not anticipate neighborhood vengeance shall be drowned in its waters, metaphorical or otherwise." Fifteen thousand dollars in price reduction is your scarlet letter and The Court hopes you wear it well. CASE DISMISSED, Reginald must go water his plants before they too turn against him.
SCANDAL RATING: 5.4/10 Grudge Containment Failure
