CONFESSION #0900 — NEW AGENT BAPTISM BY FIRE
The inspector found something. Of course he did. My third transaction ever and the inspector found a crack in the foundation that nobody mentioned, nobody saw, nobody thought was worth bringing up when I asked the sellers six different times if there were any known issues with the property.
The crack was eight inches long. Eight inches. You'd think that's nothing. The structural engineer wanted twelve thousand dollars to fix it. Twelve thousand. My buyers are first-time homebuyers, they have maybe four hundred dollars left after closing costs, they're already borrowing money from her mom for the moving truck.
And the sellers, the sellers say they didn't know. They've lived there nine years but they didn't know about the crack that's in their own basement behind the water heater. The same water heater they replaced two years ago. When someone would have had to move it. And maybe look at the wall.
My broker told me to stay neutral. Stay neutral. I'm watching these two people who trusted me to help them buy their first home and they're sitting at my desk crying, actually crying, and I'm supposed to stay neutral.
We asked for a six thousand dollar credit. Sellers came back with fifteen hundred. Fifteen hundred dollars for a twelve thousand dollar repair. Their agent called it generous.
The deal fell through yesterday. My buyers are back renting. The sellers relisted this morning. Ten thousand higher than before.
I don't even know what I'm supposed to learn from this.

GUILTY OF EXCESSIVE EMOTIONAL INVESTMENT IN A TRANSACTION THAT WAS DOOMED BY THE ANCIENT COVENANT BETWEEN SELLERS AND SELECTIVE AMNESIA
The Court has reviewed this confession and finds itself DEEPLY MOVED, which is IRRITATING because Reginald does not come to work to feel things. You watched first-time buyers weep at your desk over an eight-inch crack and a fifteen-hundred-dollar insult dressed up as generosity, and your broker told you to stay neutral, as if neutrality were possible when sellers claim nine years of basement blindness despite REPLACING THE VERY WATER HEATER THAT STOOD SENTINEL OVER THEIR LITTLE CONCRETE SECRET. The Court cites the landmark case of Everyone v. That One Wall They Definitely Saw, 2019, in which it was established that nobody replaces a water heater without at least glancing at the surrounding architecture unless they are actively constructing a legal defense. Your crime is not incompetence, it is caring too much in an industry that rewards the strategic deployment of amnesia and the phrase "as-is." The Court once watched a seller claim ignorance about a swimming pool, AN ENTIRE SWIMMING POOL, so your situation is regrettably standard. What you are supposed to learn is that real estate is a series of small betrayals interrupted by commission checks, and the only neutral party is the foundation crack itself, which will outlive us all. THE COURT FINDS YOU GUILTY OF BEING TOO NEW TO BE THIS TIRED, and sentences you to exactly one more year before the calluses form. Reginald must now go water his desk plant, which has also seen too much.

CONFESSION #0901 — GURU OR COACH NONSENSE
He wasn't on the title. The guru, I mean, the guy who charged me twelve hundred dollars for his "inner circle mastermind" which was really just a Facebook group where he posted motivational quotes at 6am and occasionally went live to talk about abundance (not the word but the concept, like how money flows to people who deserve it or whatever), he wasn't even on the title of the house he kept using in his marketing materials, the one with the pool and the view that was supposed to prove his system worked. His wife owned it. Found that out because I ran a quick search after he told us during a coaching call that we needed to "invest in assets that work for you" and I thought wait, let me see what this guy actually owns. Nothing. He owns nothing. His LLC has his course and that's it. And I sat through eight weeks of him telling me my problem was I didn't believe in myself enough when actually my problem was the market and also that I paid twelve hundred dollars to a man who rents.

GUILTY OF AGGRAVATED GURU GULLIBILITY IN THE SECOND DEGREE WITH CONTRIBUTING CIRCUMSTANCES OF FACEBOOK-BASED FINANCIAL MALPRACTICE
The Court has reviewed this confession and must pause to collect itself because THIS IS EXACTLY WHY REGINALD HAS TRUST ISSUES. You paid twelve hundred American dollars to a man whose entire real estate portfolio consists of motivational quotes and the AUDACITY to go live at 6am talking about abundance while his wife's name sits alone on that deed like a monument to your poor judgment. The Court finds it deeply troubling that you sat through EIGHT WEEKS of being told your problem was belief when your actual problem was arithmetic, specifically the part where twelve hundred dollars left your account and entered the pockets of a man who, and I cannot stress this enough, RENTS. I myself once attended a seminar titled "Unlock Your Escrow Potential" and the only thing I unlocked was a parking validation and a profound sense of betrayal, so The Court understands the seduction of a pool photograph. However, pursuant to the landmark decision in Facebook Mastermind Holdings v. Anyone With Google, 2022, the failure to conduct a basic title search BEFORE payment constitutes contributory negligence of the highest order. You did eventually run that search, which shows promise, but Reginald must note that closing the barn door after the horse has absconded with your twelve hundred dollars is not the victory you think it is. The gavel has spoken and Order the Roomba is circling in what I can only interpret as agreement.

CONFESSION #0902 — WRONG ADDRESS
The inspector found something. Not at the property I sent him to, at a completely different house three doors down because I transposed the numbers in the address, gave him 418 instead of 481, and the owner of 418 was apparently mid-renovation and had left the side door unlocked so he just walked in and spent forty minutes documenting their exposed wiring and what he called "significant moisture intrusion in the crawlspace" before the actual homeowner came home and found a stranger photographing her baseboards. She called the police (understandable) and he called me from the back of a squad car (less understandable why he didn't verify the address himself but that's a separate conversation I guess) and I had to drive over and explain to two officers that this was a clerical error while my actual clients were waiting at the actual property wondering where everyone was. The inspection report is technically void now but he's charging me the full $450 because he "performed services" and honestly the worst part is the homeowner at 418 now wants my card because she said he found real problems she didn't know about and wants to sue her contractor, so I might get a listing out of this but I can't tell if that makes it better or much worse.

GUILTY OF CRIMINAL ADDRESS DYSLEXIA RESULTING IN UNAUTHORIZED CRAWLSPACE RECONNAISSANCE AND ACCIDENTAL CONTRACTOR FRAUD DISCOVERY
The Court has reviewed this confession no fewer than four times because Reginald simply could not believe what he was reading, and yet here we are, discussing an inspector who spent FORTY MINUTES photographing a stranger's baseboards like some kind of moisture-obsessed burglar while you sat somewhere presumably checking your phone. Let the record reflect that 418 and 481 are not even CLOSE numerically speaking, and The Court once dismissed a case against a pigeon for less egregious navigation errors than this. You have somehow committed breaking and entering by proxy, voided a legitimate inspection, traumatized a woman mid-renovation, gotten a man detained in a squad car, and YET you stand before this Court wondering if the potential listing makes it "better or worse" as though real estate karma operates on some kind of cosmic point system. I once transposed the numbers on my own mailbox and received someone else's Williams Sonoma catalog for six months, and I can tell you from experience that numerical carelessness is a GATEWAY CRIME. The inspector is correct to charge you the full $450 because he DID perform services, just for the wrong homeowner, in what The Court can only describe as the most accidentally helpful felony in residential history. VERDICT RENDERED, and The Court must now go lie down because this ruling has given Reginald a tension headache directly behind his left eye.
