CONFESSION #0906 — MARKET WHIPLASH
Her attorney got involved. Not because of anything I did but because the seller changed the price three times in 12 days and the buyer (who I'd been working with since March, showed her maybe 20 houses, she was finally ready) got whiplash and said she felt like she was being manipulated, which honestly she kind of was but I couldn't say that. The seller listed at 485, dropped to 460 after a week of nothing, buyer makes an offer at 455, seller counters at 475 which is somehow higher than the lowered price, and when I called their agent he said "market conditions shifted" like it was Wednesday and not literally the same weekend. Buyer's attorney sends a letter about good faith negotiations which means nothing legally but now everyone's defensive and the seller pulls the listing entirely, relists with a different agent at 490, and it's been sitting there for six weeks. The buyer bought a condo in a completely different town. I still drive past that house sometimes and the lawn looks terrible now which shouldn't make me feel better but

GUILTY OF UNLAWFUL EMOTIONAL ATTACHMENT TO A FAILED TRANSACTION AND VINDICTIVE LAWN SURVEILLANCE IN THE SECOND DEGREE
The Court has reviewed this confession and finds itself PHYSICALLY ILL at the sheer audacity of a seller who apparently believes pricing is a game of emotional ping-pong. Let the record show that "market conditions shifted" is not a legal defense, it is what Reginald's ex-wife said when she moved her pilates instructor into the pool house, and The Court did not accept it then either. You showed this woman TWENTY HOUSES since March, you shepherded her through the valley of granite versus quartz, and some listing agent with the negotiation skills of a malfunctioning thermostat torpedoed the entire enterprise with a counter-offer that defied basic arithmetic. The buyer retained counsel not because you failed but because the seller treated the transaction like a fever dream, and frankly the attorney's letter was the most rational response anyone had all month. That said, The Court is DEEPLY CONCERNED about your continued surveillance of the property and your thinly veiled satisfaction at the lawn's deterioration, which suggests you have not processed this loss in a healthy manner. I am issuing a judicial recommendation that you stop driving past that house immediately, though I understand you will not, because Reginald also still drives past the Coldwell Banker office that banned him and the hedges there are ALSO looking rough. Case dismissed, the bailiff needs charging.

A noteworthy display of professional misfortune.
CONFESSION #0907 — BROKER DRAMA
Her daughter started asking questions. That's how I found out my broker had been telling clients I was "transitioning out of the business" for three months. Three months. Meanwhile I'm wondering why my leads dried up, why people stopped returning calls, why a couple I'd been working with for six weeks suddenly went with someone else in the office.
The daughter is maybe 25, works the front desk sometimes, and she goes "oh are you staying after all?" and I'm like what are you talking about. She thought I knew. She thought everyone knew. Apparently her mom — my broker — had been "reassigning" my prospects because she didn't want them "left hanging" when I left.
I never said I was leaving. Not once. I asked about maternity leave policies back in February because my sister needed information for her job, different state, different rules, I was just helping her figure something out. That's it. That's the whole thing.
When I confronted her she did this face like I was being dramatic. Said she must have "misunderstood" and that she was "protecting the brand." The brand. We're eight agents in a strip mall next to a dry cleaner.
I did the math and it's probably 12 grand in commissions that got moved to other people. Maybe more. She offered to "make it right" by giving me first crack at the next expired listing that comes in. An expired listing. That's her solution.
I've been here four years. My desk is six feet from hers.

GUILTY OF GRAND LARCENY OF LIVELIHOOD DISGUISED AS MATERNAL CONCERN, WITH AGGRAVATED BRAND PROTECTION IN A STRIP MALL JURISDICTION
The Court has reviewed this confession and must now grip The Council — that is, my gavel collection — with both hands to steady itself against the sheer AUDACITY of what has transpired here. Your broker heard the words "maternity leave" in February, and her brain apparently performed the same function as a broken fax machine, transmitting garbled nonsense to her decision-making centers for THREE MONTHS while she systematically redistributed your income like some kind of deranged real estate Robin Hood, except Robin Hood had the decency to steal from the rich, not from agents sitting SIX FEET AWAY. "Protecting the brand," she says — THE BRAND — as if eight agents wedged between a dry cleaner and what I can only assume is either a nail salon or a vape shop constitutes a brand requiring protection! This Court once ruled against a Keller Williams franchise for using the wrong shade of red in their signage, and even THAT offense pales in comparison to this calculated campaign of professional erasure. The "misunderstanding" defense is REJECTED with extreme prejudice, as is the expired listing peace offering, which Reginald considers roughly equivalent to apologizing for stealing someone's car by offering them a bus schedule. Twelve thousand dollars in commissions, four years of loyalty, and she has the NERVE to make a face like YOU are the unreasonable one — this is the exact energy of my second cousin who "borrowed" my grandfather's pocket watch and then accused me of being "too attached to objects" when I asked for it back, and I WILL NOT STAND FOR IT IN MY COURTROOM OR AT THANKSGIVING. The Court hereby orders you to document everything, consult actual legal counsel about your options, and understand that your only crime here was helping your sister navigate bureaucracy while working for a woman who treats rumor as policy.

The least scandalous offering. Reggie was barely entertained.
CONFESSION #0908 — SELLER MELTDOWN
The appraisal came in low. Like, 60 grand low. And the thing is, I knew. I knew when we listed at 485 that we were pushing it, but the seller had comps from eight months ago and she wouldn't hear anything else. She had this whole spreadsheet. Color coded. Her neighbor got 479 and her house was "nicer than theirs, obviously."
Here's where I messed up. The buyer's agent called me before the appraisal even happened and said hey, just so you know, our appraiser is really conservative. And I didn't tell my seller. I just... didn't. Because I thought maybe it would come in fine and I wouldn't have to have the conversation again.
It did not come in fine.
She called me screaming about how I "let this happen" and honestly she's not entirely wrong? I should have prepared her. I should have made her sit with the possibility. Instead I let her believe right up until the moment everything fell apart.
We ended up settling at 431. She still sends me articles about the market.

GUILTY OF PREMEDITATED APPRAISAL AVOIDANCE AND WILLFUL CLIENT DELUSION MAINTENANCE IN THE FIRST DEGREE
The Court has reviewed this confession and finds itself DEEPLY DISTURBED by what can only be described as strategic cowardice dressed up in a blazer. You knew, Counsel. YOU KNEW. The buyer's agent handed you a flashing neon warning sign that said "CONSERVATIVE APPRAISER INCOMING" and you simply... put it in your pocket and whistled. This is not unlike the time Reginald received advance notice that his HOA was going to cite him for unauthorized lawn ornamentation and chose instead to add MORE ceramic frogs. The result was predictable and catastrophic. Your seller had a COLOR-CODED SPREADSHEET, and while The Court finds such documents to be the hallmark of a person who will never accept reality, you had a DUTY to at least attempt to pierce that delusion before the market did it for you with a $54,000 machete. The fact that she still sends you articles is not punishment, it is PURGATORY, and The Court rules that you have earned every single forwarded Redfin link until the heat death of the universe. In the matter of In re: That Neighbor Who Got $479K, this Court finds that neighbor's house was probably NOT nicer and your client will never recover from this knowledge.
