The Escrow Gold Gavel Award
The most scandalous confession of the day, as determined by Judge Reginald Escrow III.
CONFESSION #0918 — THE LISTING THAT WOULDN'T DIE
Her daughter started asking questions. That's when the whole thing really went sideways, because the mom had been in a memory care facility for eight months by then and the daughter finally noticed the house was still listed (still listed, still getting showings, still sitting there with that same dead fern in the entryway that I kept watering for some reason). The price had dropped three times, we're talking started at 485 and now we're at 399 and the daughter calls me like I'm the problem, like I personally made the foundation crack appear in the inspection that killed the first buyer, like I'm the one who told the second buyer's agent about the neighbor's rooster situation (which, the neighbor has twelve roosters and no permit but that's not even the main issue). The main issue is the daughter wants to know why mom signed a listing agreement when mom was already having episodes and I'm sitting here thinking lady I met your mother once, she seemed sharp, she offered me lemonade from a pitcher that turned out to be empty but I didn't know that was a sign. Now the daughter's threatening to report me to the board and meanwhile the house just flooded because someone (me, probably me, I can't remember) left a bathroom window open during the rain last Tuesday and I don't even know who's paying for that.

GUILTY OF NEGLIGENT CUSTODIANSHIP OF A LISTING, AGGRAVATED FERN MAINTENANCE, AND FIRST-DEGREE EMPTY PITCHER DENIAL
The Court has reviewed this confession and Reginald is DISTURBED on multiple levels. You watered a dead fern for EIGHT MONTHS while a woman with memory issues sat in a care facility wondering where her lemonade pitcher went, and you want sympathy because a daughter finally noticed her mother's house was being slowly drowned by your incompetence? The empty pitcher WAS the sign, you absolute walnut, that was the universe SCREAMING at you in citrus-based metaphor and you just smiled and nodded like you were at a timeshare presentation. This Court has seen agents blame market conditions, blame interest rates, blame Mercury being in retrograde, but never have I witnessed someone attempt to distribute culpability among a cracked foundation, twelve unlicensed roosters, AND their own selective amnesia about a bathroom window. You LEFT A WINDOW OPEN and now you're playing detective with yourself like some kind of noir protagonist who also happens to be the murderer, the victim, AND the flood. The daughter is threatening to report you to the board and frankly The Court hopes she does because this listing has been a crime scene since the day that empty pitcher hit your lips and you chose to taste nothing and learn less. I once left a window open at my cousin's ranch and a family of possums moved into the breakfast nook and I will tell you this, not once did I pretend it was ambiguous who did that. VERDICT STANDS, Reginald must now go water something that is actually alive.
SCANDAL RATING: 7.8/10 Citrus-Based Culpability

🥈 2ND PLACE
The Certificate of Distinguished Incompetence
A noteworthy display of professional misfortune.
CONFESSION #0919 — APPRAISAL DISASTER
The buyer loved the house. Seller loved the buyer. Everyone agreed on price in like two days which never happens and I should have known right then something was coming. Appraiser shows up, nice guy, takes his photos, leaves. Report comes back and he valued it at $38,000 under contract price because (and I am not making this up) he used comps from a neighborhood six miles away that has a completely different school district and also floods. My neighborhood doesn't flood. His comps flood. I called the lender and she said "well he's certified" like that means anything and I said certified to do what exactly because these comps are literally in a floodplain and she said she'd request a reconsideration of value. Seller meanwhile is calling me every four hours asking if I sabotaged his sale on purpose which is a fun accusation to receive repeatedly. Took three weeks to get a second appraisal approved and the new one came in $2,000 over asking and nobody apologized to me, not the lender, not the first appraiser, definitely not the seller who still thinks I did something wrong even though he got his money and moved to Phoenix.

GUILTY OF SURVIVING APPRAISAL MALPRACTICE WITHOUT ADEQUATE COMPENSATION FOR EMOTIONAL DAMAGES
The Court has reviewed this testimony and finds itself PHYSICALLY ILL at the injustice visited upon this agent. Six miles away? SIX MILES? Reginald once drove six miles to contest a parking ticket and ended up in a different county with different laws and a Dairy Queen that didn't accept credit cards, so The Court understands that distance MATTERS. This appraiser essentially compared your property to Atlantis and called it methodology. The lender's response of "well he's certified" is the professional equivalent of saying "well he's wearing pants" as if that confers competence — Reginald's Roomba bailiff Order is also certified and it keeps trying to appraise the bathroom rug. The seller calling you every four hours accusing you of sabotage while you were literally DEFENDING HIS FINANCIAL INTERESTS is the kind of behavior that makes The Court want to retire to a yurt. And then he moved to Phoenix WITHOUT APOLOGIZING, which is somehow the most offensive part because Phoenix is where people go to escape accountability and also humidity. You are guilty only of not demanding a formal written apology notarized in triplicate, but The Court cannot in good conscience punish you further — this ruling is hereby adjourned because Reginald has become too upset and must go look at his gavel collection for comfort.
SCANDAL RATING: 3.2/10 Comp Crime Victim

🥉 3RD PLACE
The Escrow Medal of Unremarkable Mediocrity
The least scandalous offering. Reggie was barely entertained.
CONFESSION #0920 — SELLER MELTDOWN
The deal had been dead for a week before I found out. Seller just stopped answering calls, stopped responding to texts, and I'm thinking maybe she's sick, maybe something happened. Finally get her daughter on the phone and she tells me her mom accepted a cash offer from the neighbor. The neighbor. Who apparently knocked on her door with a personal check and a bottle of wine and she just said yes. No paperwork, no inspection contingency, nothing. Just a handshake and a check for 40 grand under asking. When I finally reach the seller she's genuinely confused about why I'm upset. Says the neighbor seemed nice and she didn't want to hurt his feelings by saying no. Eight months of staging, open houses, two price reductions. She asked if I could still help her with the closing.

GUILTY OF CATASTROPHIC NEIGHBORLY ACQUIESCENCE AND PREMEDITATED NICE-PERSON SYNDROME IN THE FIRST DEGREE
The Court has witnessed many betrayals in its distinguished and entirely legitimate career, but THIS — this is the kind of emotional violence that keeps Reginald awake at night, whispering to his gavel collection about the fundamental unfairness of human interaction. Eight months. EIGHT MONTHS of your life, your staging expertise, your carefully curated throw pillows, your SOUL poured into open houses where strangers touched the doorknobs with their unwashed hands — all undone by a man with a personal check and what I can only assume was a mid-tier Merlot. The neighbor did not even have the DECENCY to lowball through proper channels, no, he simply KNOCKED ON A DOOR like some kind of wine-bearing chaos agent, and your seller — YOUR SELLER — folded like a fitted sheet because she did not wish to seem impolite. This Court once ruled against my own mother for accepting a coupon from a stranger at Costco without reading the terms, so I understand the sting of misplaced trust, but at least she did not ask ME to help her redeem it afterward. The audacity of requesting closing assistance is the legal equivalent of asking the dentist you just punched to still fix your cavity. As established in Neighborly Ambush v. Professional Dignity, 2022, a handshake deal sealed with Cabernet is not a contract, it is a HOSTAGE SITUATION for your commission. The Court must now adjourn because Order the Roomba has detected crumbs in the deliberation chamber and justice waits for no vacuum cycle.
SCANDAL RATING: 2.7/10 Merlot Marauder Miscarriage
