The Escrow Gold Gavel Award
The most scandalous confession of the day, as determined by Judge Reginald Escrow III.
CONFESSION #0921 — WRONG ADDRESS
There was a second lien nobody mentioned. But that's not even the thing. The thing is I sent a cleaning crew to the wrong house. Same street name, different subdivision. The subdivision across town. They had a key in the lockbox code I gave them, which was also wrong but somehow worked, and they spent four hours deep cleaning a house that wasn't even listed. Wasn't even for sale. The owners were on a cruise and came home to find their place smelling like Pine-Sol with all their furniture rearranged because the crew moved stuff to clean behind it. I got a call from a lawyer. Not my broker, a lawyer. The cleaning company wanted their $400 and I paid it because what else was I going to do. My actual listing sat there dirty for the open house. I told the sellers there was a scheduling conflict. That's technically true. The conflict was that I can't read addresses correctly when I'm working on three hours of sleep.

GUILTY OF INTERSTATE PINE-SOL DEPLOYMENT, AGGRAVATED FURNITURE DISPLACEMENT, AND CRIMINAL NAVIGATION FAILURE IN THE FIRST DEGREE
The Court is APOPLECTIC. You sent a cleaning crew into a STRANGER'S HOME like some sort of domestic services terrorist, and those poor people returned from international waters to discover their ottoman had been RELOCATED without due process. This is EXACTLY what happened in Henderson v. That One Guy Who Accidentally Power-Washed His Neighbor's Cat, 2019, and The Court still has nightmares about that ruling. You paid the $400 like a coward buying silence, meanwhile your ACTUAL listing sat there accumulating dust and disappointment like Reginald's second marriage. A SCHEDULING CONFLICT? The only conflict here is between your eyeballs and basic literacy, and frankly The Court has seen better address comprehension from Order the Roomba, who once cleaned the same corner for forty-five minutes but at least KNEW WHAT HOUSE HE WAS IN. Three hours of sleep is not a defense, it is a LIFESTYLE CHOICE, and The Court sentences you to eternal vigilance and the knowledge that somewhere out there, a cruise couple still wonders why their La-Z-Boy faced a different direction. The gavel has spoken and Reginald must now go lie down because this level of chaos has activated his sciatica.

The Certificate of Distinguished Incompetence
A noteworthy display of professional misfortune.
CONFESSION #0922 — NEIGHBOR SABOTAGE
The buyer loved the house. Made an offer same day, twelve thousand over asking, we're set to close in three weeks and then the neighbor (who I've never met, never even seen) starts leaving notes on the front door saying the previous owners owed him money for a fence repair that he paid for in 2019, which okay maybe that's true but that's between him and the sellers, except he's also telling my buyer that the basement floods every spring which it doesn't (I checked the disclosure, I checked the inspection, nothing) but now my buyer is spooked and wants to renegotiate or walk, and when I finally track down this neighbor to have a conversation he tells me he's been waiting six years for someone to listen and he doesn't care about the sale he just wants his eight hundred dollars for the fence, and I'm standing in his driveway thinking I could write him a personal check right now just to make this go away but that feels insane and also possibly illegal and the sellers won't return my calls and my buyer's lender needs an answer by Friday and this man is showing me photos of fence posts on his phone like I'm a judge.

GUILTY OF FAILING TO NEUTRALIZE A ROGUE FENCE VIGILANTE OPERATING OUTSIDE THE BOUNDARIES OF ESCROW LAW
The Court has reviewed this confession and finds itself DEEPLY TROUBLED by the presence of an unregulated neighbor dispensing unsolicited basement hydrology reports from what can only be described as a six-year grudge perch. Let the record show that this man has appointed himself Judge of Fence Posts, a position that DOES NOT EXIST in any jurisdiction Reginald recognizes, and yet here you stand in his driveway being shown photographic evidence like some kind of supplicant at the altar of treated lumber. The Court must note that eight hundred dollars for fence repair is EXACTLY the amount my second cousin Darlene claimed I owed her for a shared driveway sealing in 2017, and I did not pay it then and I will not validate such tactics now. You are considering writing a personal check to a stranger because your sellers have entered witness protection and your buyer is one basement rumor away from fleeing to a condo with no yard and therefore no fence-based liability, and THIS IS THE CHAOS that results when neighbors are permitted to maintain institutional memory. The Court cites the landmark decision of In re: That Guy With The Leaf Blower Who Testified Against His Own Property Value, 2022, which established that neighbor interference in pending transactions constitutes emotional trespassing with intent to derail. Reginald is writing you a note right now that says DO NOT PAY THIS MAN but also maybe pay this man because Friday is in three days and Order the Roomba just bumped into the bench so court is adjourned.

The Escrow Medal of Unremarkable Mediocrity
The least scandalous offering. Reggie was barely entertained.
CONFESSION #0923 — DEAL THAT EXPLODED
The appraisal came in low. Not like a little low, not like we can negotiate low. Sixty thousand dollars low on a 340 purchase. Appraiser used comps from eight months ago, before everything shifted, and one of them was a short sale which, come on. My buyer's lender won't budge, seller won't come down because she already bought her next place and needs every dollar, and we're three days from closing.
Here's the thing though. Here's what actually killed it. The seller's daughter. She's been "helping" this whole time, calling me directly even though she's not on the contract, not on title, nothing. Day the appraisal comes back she calls the listing agent screaming about how we sabotaged it. Sabotaged. Like I called the appraiser and said hey, do me a favor, blow up my own commission.
The listing agent, who I've known for twelve years, she stops returning my calls after that. Just gone. We could have maybe worked something out, gotten the seller to meet halfway, found a different lender, something. But now nobody's talking to anybody.
My buyers put maybe 6 grand into inspections, surveys, that premium for rate lock extension. Gone. They're renting month to month because they already gave notice.
The daughter sent me a Zillow link yesterday. The house is back on market, 25 thousand lower than what we offered. Twenty five. She sent it with a smiley face emoji. Just the emoji, nothing else.

GUILTY OF INVOLUNTARY DEAL-SLAUGHTER IN THE PRESENCE OF A CIVILIAN MEDDLER
The Court has reviewed this tragic cascade of incompetence, cowardice, and what can only be described as FAMILIAL TERRORISM, and frankly Reginald needs a moment. Let the record show that the daughter in question holds no title, no contract authority, and no apparent connection to rational thought, yet somehow she became the de facto nuclear launch officer for this entire transaction. You stand accused not of sabotage but of something far worse: FAILING TO ESTABLISH A PERIMETER. Twelve years you have known this listing agent, TWELVE YEARS, and one unhinged phone call from someone who is essentially a legal stranger reduced that relationship to ash? The Court once had a similar experience with a cousin who inserted herself into my purchase of a 2019 Camry and I still do not speak to three members of my family. That short sale comp is an ABOMINATION and the appraiser should be forced to live in it, but YOU allowed the daughter to become the story instead of the numbers. Your buyers are now homeless month-to-month refugees because you brought a reasonable attitude to a knife fight being conducted by someone whose only credential is CHROMOSOMAL PROXIMITY TO THE SELLER. That smiley face emoji is now Exhibit A in the case of Everyone v. Your Career Trajectory, and the Court finds it deeply upsetting on a personal level that Reginald was not CC'd on that message.
