The Escrow Gold Gavel Award
The most scandalous confession of the day, as determined by Judge Reginald Escrow III.
CONFESSION #0924 — SELLER MELTDOWN
Her attorney got involved. Before we even had an offer. Because she wanted to sue the neighbor for having a trampoline visible from her backyard and she was convinced (convinced) that this was why we'd been on market for three weeks with only two showings. The trampoline. Not the fact that she'd priced at 890 when comps were at 820, not the fact that she refused to let me photograph the primary bathroom because she said the tile made it look dated (it is dated, that's the problem), not the fact that she canceled four showings because her dog gets anxious. The attorney sent me a letter asking for my professional opinion on whether the trampoline constituted a material impact on value and I had to write back something diplomatic when what I wanted to say was ma'am your house smells like wet retriever and you have a decorative sword collection in the dining room. We finally got an offer at 805 and she countered at 885 because she'd seen a Zillow estimate that morning. The buyers walked. Her attorney called me to discuss strategy. I'm still not sure whose side he thinks he's on or if he's billing hourly for these conversations because if so that man is a genius.

GUILTY OF AGGRAVATED TRAMPOLINE SCAPEGOATING AND WILLFUL BLINDNESS TO DECORATIVE SWORD REALITY
The Court has reviewed this confession and must pause to collect itself because THIS IS THE MOST SPECTACULAR CASE OF MISPLACED BLAME REGINALD HAS WITNESSED SINCE HIS EX-WIFE BLAMED THE FAILURE OF THEIR MARRIAGE ON A KITCHEN ISLAND SHE CALLED ARCHITECTURALLY AGGRESSIVE. Let the record show that a trampoline in a neighboring yard has never, in the entire history of residential real estate, constituted grounds for litigation, YET HERE WE ARE with an attorney billing what I can only assume is four hundred dollars an hour to discuss the strategic implications of recreational bounce equipment while a decorative sword collection HANGS MENACINGLY IN THE DINING ROOM LIKE THIS IS A RENAISSANCE FAIRE THAT SMELLS OF WET DOG. The Court finds it particularly galling that this seller consulted Zillow on the morning of an actual offer as though that algorithm has EVER stepped foot inside a home where the primary bathroom tile has been personally vetoed by its owner for being too honest about its own decade of origin. This attorney, whom The Court suspects is either a mastermind or genuinely confused about the nature of his retainer, should be studied by business schools for his ability to monetize delusion. The buyers walked, as buyers do when confronted with an eighty-thousand-dollar counter born of algorithmic hallucination, and frankly The Court is surprised they stayed long enough to make the first offer given the olfactory circumstances. Reginald must now adjourn to write a strongly worded letter to Zillow about its ongoing criminal enablement of seller fantasy.

The Certificate of Distinguished Incompetence
A noteworthy display of professional misfortune.
CONFESSION #0925 — WRONG ADDRESS
The seller changed her mind. That's what she told me, three hours before closing. Not about selling, about the address. She'd been telling buyers the house was 412 Maple for six weeks. It's 421. The 1 fell off the mailbox like eight years ago and she just never fixed it, and at some point she started believing it was 412. The buyers drove past 412 Maple every day for a month. Loved the neighborhood. Loved that it was across from the little park. 421 is not across from the park. 421 is next to a guy who repairs lawn mowers in his driveway. Title company catches it during final walkthrough because someone actually looked at the deed. Buyers are standing in the kitchen they've already mentally renovated and the wife just goes "wait, what?" I spent forty minutes on the phone with their lender explaining that the house didn't move, the numbers were just wrong on every single document I submitted. Every one. The MLS listing, the flyers, the showing confirmation emails. All said 412. The husband kept asking if this affected the property value. I said no. He asked again. I said no again. He asked if the lawn mower neighbor would impact resale. That's not a question I can answer, sir. They closed. It took an extra nine days and cost the seller $1,400 in extension fees. She asked me if she should put the 1 back on the mailbox now. I said yes. She said she'd think about it.

GUILTY OF CARTOGRAPHIC NEGLIGENCE IN THE FIRST DEGREE WITH AGGRAVATED NUMERICAL IDENTITY THEFT
The Court has seen many things in its years upon this bench, but NEVER has Reginald witnessed such a flagrant assault upon the basic concept of sequential numbering. You allowed a woman to gaslight an ENTIRE STREET for six weeks because she entered into a codependent relationship with a missing digit. The number 1 did not abandon that mailbox, it FELL, and yet you let her construct an alternate reality where 412 exists in the space clearly designated by municipal planning as 421. I myself once argued with a GPS for forty-five minutes because it insisted my mother's house was in a retention pond, so I understand the seductive pull of believing you know better than official records, BUT I WAS NOT CONDUCTING A REAL ESTATE TRANSACTION AT THE TIME. You submitted falsified coordinates to the MLS, the lender, and presumably to God himself, and when caught you had the AUDACITY to stand in that kitchen and tell a man that living next to a driveway lawn mower repair operation would not affect his property value. The Court notes with profound disappointment that the seller is still THINKING about whether to restore the 1, which means you have learned nothing and she has learned less. This verdict shall be recorded at whatever address The Court decides it should be, because apparently that is how we do things now. CASE CLOSED, Reginald must go lie down.

The Escrow Medal of Unremarkable Mediocrity
The least scandalous offering. Reggie was barely entertained.
CONFESSION #0926 — OTHER AGENT WAS THE PROBLEM
The seller changed her mind. Three days before closing, she decides she doesn't want to sell anymore. Her daughter convinced her to keep it in the family. And look, that happens, I get it. But here's where I screwed up. The other agent calls me, tells me this, and I just... believed her. Didn't push, didn't ask for anything in writing, didn't even call the seller directly. Just told my buyers it was dead and started showing them other properties. Two weeks later I find out the house closed. Different buyer. Twelve thousand more than our offer. The other agent's sister-in-law. My buyers found out before I could tell them. They'd driven past and seen the sold sign. The husband left me a voicemail that was just silence for like eight seconds and then he hung up. I should have called the seller myself. That's basic. That's day one stuff. I just didn't want to be pushy about it and now I look like either an idiot or complicit, and honestly I'm not sure which is worse.

GUILTY OF CRIMINAL GULLIBILITY IN THE FIRST DEGREE WITH AGGRAVATED FAILURE TO VERIFY
The Court has reviewed this confession and must now lie down briefly because Reginald's blood pressure is doing something concerning. You BELIEVED another agent who told you a deal was dead, asked for NO documentation, and then just WANDERED OFF to show your buyers other properties like a golden retriever distracted by a tennis ball? This is not how real estate works. This is not how ANYTHING works. The Court once trusted a contractor who said the permit was "basically filed" and I am STILL fighting with the county about my breakfast nook, so I understand the seductive pull of taking people at their word, but YOU ARE A PROFESSIONAL. That eight seconds of silence on the voicemail? That was the sound of a man realizing his agent got outplayed by what is essentially a family yard sale with extra steps. The Court cites the landmark decision in Everybody's Cousin Got That House v. Due Diligence, wherein it was established that "the other agent's sister-in-law" is legally synonymous with "you are being scammed." Whether you are an idiot or complicit is a question The Court need not resolve because BOTH outcomes end with you standing in your kitchen at 2 AM wondering where it all went wrong. The gavel has spoken, Order the Roomba is circling your reputation, and Reginald must now go stare at a wall.
SCANDAL RATING: 6.9/10 Tragic Professional Sleepwalking
