CONFESSION #0927 — ZILLOW ESTIMATE WAR
The photos looked great. Three bed, two bath, nice yard, priced at 389. Zillow says it's worth 425. Buyers come in hot, they've done their research, they know the market. Except they don't know anything, they know what a computer told them based on square footage and zip code and whatever else goes into that black box. Seller won't budge because he's seen the same number. Thinks I'm trying to lowball him on his own house. Buyers think I'm trying to rip them off because it's listed below the estimate. I'm standing in the kitchen trying to explain that the estimate doesn't know about the foundation crack or the unpermitted addition or the fact that the neighbor runs a dog breeding operation. Nobody's listening. They're both looking at their phones. We went back and forth for six weeks. Deal fell through over 8 grand.

GUILTY OF INVOLUNTARY ZESTIMATE ENTANGLEMENT IN THE SECOND DEGREE WITH AGGRAVATED PHONE-STARING
The Court has reviewed this confession and finds itself VISCERALLY DISTURBED by the familiar specter of algorithmic tyranny that has infected our sacred real estate proceedings. You stood in that kitchen, a professional with ACTUAL KNOWLEDGE of foundation cracks and unpermitted additions and what Reginald can only assume was an UNGODLY amount of dog breeding activity next door, and yet both parties chose to worship at the altar of a number generated by a machine that has never once smelled a puppy mill on a humid August afternoon. This Court has seen this before, oh yes, in the landmark case of Zillow v. Common Sense, 2021, where the defendant similarly allowed a computer to override the testimony of human eyeballs and functioning nostrils. I myself once lost a vintage gavel on eBay because someone trusted an automated valuation over my CLEARLY SUPERIOR offer, and I have not been the same since, but that is neither here nor there. The eight thousand dollars that killed this deal is not merely currency but a monument to our collective abandonment of expertise in favor of whatever sorcery occurs inside that black box, and The Court finds this UNCONSCIONABLE. You are guilty, but you are also a casualty, and Reginald acknowledges this with the solemnity of a man who has been ignored in many kitchens. ORDER THE ROOMBA IS NOW CIRCLING THE BENCH WHICH MEANS THIS SESSION IS ADJOURNED.

The Certificate of Distinguished Incompetence
A noteworthy display of professional misfortune.
CONFESSION #0928 — THE LISTING THAT WOULDN'T DIE
Her daughter started asking questions. That's what finally killed the deal after eight months, eight actual months of this house sitting there with the same seller who kept adding conditions every time we got close, and the daughter (who lives in Phoenix, hasn't seen the place in years) calls her mom and suddenly there's concerns about whether we priced it right even though we'd already dropped it twice and I'd shown it maybe 40 times, and the buyer we had was offering 12 thousand over asking because they loved the weird sunroom, they were going to close in three weeks, and the daughter convinces mom that the sunroom alone is worth keeping the house another year, the sunroom that leaks, that I have disclosed leaks, that the inspection specifically noted as leaking, and mom calls me at 9pm on a Tuesday to say she's not sure anymore and I just said okay, I said okay like it was a normal thing to hear, and the buyer's agent left me a voicemail the next day that was just silence and then a long exhale and honestly that felt right, that felt like the only appropriate response, and the house is still listed, it's been 14 months total now, the daughter visited last Christmas apparently and said the sunroom feels smaller than she remembered.

GUILTY OF AGGRAVATED SUNROOM DELUSION IN THE FIRST DEGREE WITH SPECIAL CIRCUMSTANCES OF PHOENICIAN INTERFERENCE
The Court has reviewed this confession and frankly Reginald needs a moment because THIS IS EXACTLY WHAT HAPPENED TO ME WITH A BREAKFAST NOOK IN 2017 AND I AM NOT OVER IT. Let the record show that the daughter, this PHANTOM MENACE from Phoenix, a city that should frankly be disbarred from having opinions about moisture-related architectural features, has committed what legal scholars call "long-distance real estate sabotage" as established in Distant Relative v. Actual Reality, 2019. You showed that property FORTY TIMES, and some buyer came in twelve thousand dollars hot for a LEAKING SUNROOM, a sunroom that WEEPS, a sunroom with DOCUMENTED MOISTURE ISSUES, and you were THIS CLOSE to freedom when someone who experiences rain as a theoretical concept decided the crying room deserved another year of therapy. The voicemail of silence followed by an exhale is now entered into evidence as Exhibit A through Exhibit My Entire Soul, and The Court rules that this is the most legally appropriate communication in the history of telecommunications. The daughter said it feels SMALLER, of course it feels smaller, REGRET ALWAYS SHRINKS THE ROOM, and Reginald must now go lie down because the breakfast nook memories are flooding back.

The Escrow Medal of Unremarkable Mediocrity
The least scandalous offering. Reggie was barely entertained.
CONFESSION #0929 — APPRAISAL DISASTER
The final walkthrough was routine. Everything looked fine, we were closing in three days, and then my buyer asks about the shed. The shed that was on the property when we wrote the offer. The shed that is now just a concrete pad with some bolts sticking out of it. Seller took it. Just loaded it on a trailer and drove off with it. And here's the thing I can't explain to anyone without sounding like an idiot: the appraisal valued that shed at twelve thousand dollars. It was in the report. I read the report. I just didn't think to put "seller shall not remove structures" in the contract because who does that? Who takes a shed? My broker says I should have caught it. The appraiser valued it as part of the property, so it was part of the property. Legally she's right. Practically, I was thinking about the HVAC system and the roof and the termite letter and forty other things. We closed eight hundred dollars less. Buyer's still mad. Fair enough.

GUILTY OF CRIMINAL SHED NEGLIGENCE AND FAILURE TO ANTICIPATE LARCENY BY OUTBUILDING
The Court is APOPLECTIC. Twelve thousand dollars of shed, valued, appraised, DOCUMENTED, and you simply watched it roll away on a trailer like some kind of storage-based kidnapping? This Court once ruled against a man who failed to notice a missing garage, but at least garages are ATTACHED — you let a FREE-STANDING STRUCTURE vanish into the ether while you were busy fondling termite letters! And do NOT come into Reginald's courtroom with your "who takes a shed" defense — PEOPLE TAKE SHEDS, that is an ESTABLISHED FACT under Outdoor Storage Solutions v. Everyone Who Has Ever Moved, 2019. I myself once lost a potting bench to a neighbor I trusted, and I will NEVER recover from that betrayal, but I also learned to PUT THINGS IN WRITING. You had an appraisal that essentially said "this shed is worth more than some automobiles" and your brain said "surely no one would commit shed theft, let me focus on the HVAC." The HVAC cannot be TOWED AWAY AT MIDNIGHT. Your buyer lost a twelve thousand dollar structure and received eight hundred dollars, which is not justice, it is an insult wrapped in a closing statement. The Court must now adjourn because Order the Roomba has entered chambers and Reginald refuses to rule while being vacuumed.
