The Escrow Gold Gavel Award
The most scandalous confession of the day, as determined by Judge Reginald Escrow III.
CONFESSION #0930 — TECH MELTDOWN
Her husband got involved. That's when I knew it was over. The showing was supposed to be virtual, right, I'd done maybe a dozen of these by then, thought I had the system down. Except my laptop decided to do a Windows update mid-walkthrough. Just froze. Blue screen. The buyers are watching me stand in this empty living room holding my phone up like an idiot trying to switch to the backup camera and the husband starts asking about the water heater and I'm saying hold on, hold on, and then my phone dies because I forgot to charge it. They put in an offer on a different house that same day. $485,000 sale, gone. My broker asked what happened and I said technical difficulties and she just looked at me. I should've brought a charger. I should've checked the laptop before. Basic stuff. The wife had seemed really interested in the kitchen island too, she kept mentioning it. I think about that island sometimes.

GUILTY OF CRIMINAL NEGLIGENCE IN THE FIRST DEGREE, TECHNOLOGICAL MALPRACTICE, AND AGGRAVATED ISLAND ABANDONMENT
The Court has reviewed this confession and finds itself PHYSICALLY ILL with disappointment. You stood in that living room, phone aloft like some sort of battery-depleted Statue of Liberty, while $485,000 walked out the door and into the arms of another agent who presumably owns a CHARGING CABLE. Let Reginald be clear: Windows Update is not a natural disaster, it is a SCHEDULED INCONVENIENCE that announces itself days in advance like a polite houseguest you CHOSE TO IGNORE. The husband asked about the water heater and you said hold on? HOLD ON? The Court once held on for forty-five minutes at a Verizon store and emerged a changed man, but that is IRRELEVANT because at least I had a fully charged phone. And now you think about that kitchen island, do you? You LIE AWAKE haunted by quartz countertops and pendant lighting? GOOD. That island deserved better. That island deserved an agent who checks their battery percentage before leaving the house like a FUNCTIONING ADULT. The wife kept mentioning it, you say, as if this detail exonerates you rather than DEEPENING YOUR SHAME. The Court sentences you to carry three backup batteries, two mobile hotspots, and the weight of that island's memory for the remainder of your career. Reginald has spoken and must now go update his own devices because HE IS NOT A HYPOCRITE.

A noteworthy display of professional misfortune.
CONFESSION #0931 — THE LISTING THAT WOULDN'T DIE
The open house went fine. That's not the problem. The problem is this house has been on market for fourteen months now and we've done maybe twenty open houses and the seller still thinks it's priced right because his neighbor sold for that much in 2021. His neighbor had a pool. His neighbor had a garage that wasn't converted into whatever this is. I don't even know what to call it. There's carpet on the walls. Every single showing, I have to explain the carpet on the walls. Every single one. I've started just saying it was for acoustics because I genuinely don't know and the seller won't tell me, he just says it was expensive. We had a buyer last March who was ready to offer, ready to go, and the seller decided he wanted to be present for the inspection. Not allowed, I told him that, he showed up with a lawn chair and sat in the driveway drinking a Big Gulp and commenting on everything the inspector wrote down. Buyer walked. Had another one in August, got to appraisal, came in sixty thousand under. Seller blamed the appraiser. Then blamed me. Then blamed the buyer's agent specifically, like she personally chose that number. I've reduced my commission twice trying to make deals work. Twice. My broker thinks I'm insane and honestly she's probably right but I just want this thing gone. I dream about this house. Literally. Last week I dreamed the carpet grew onto the ceiling and I woke up sweating.

GUILTY OF AGGRAVATED WALL-CARPET COMPLICITY AND FOURTEEN MONTHS OF PSYCHOLOGICAL HOSTAGE-TAKING
The Court has reviewed this confession and frankly, Reginald needs a moment because the phrase "carpet on the walls" has activated something primal in this judiciary. You have been held emotionally captive by a man who thinks 2021 comps are still relevant, who brings a LAWN CHAIR and a BIG GULP to his own inspection like he's tailgating at the foreclosure of your sanity, and who responds to a sixty thousand dollar appraisal gap by blaming everyone except the carpet that is LITERALLY CLIMBING THE WALLS OF HIS CURSED DWELLING. I once ruled against a seller who insisted shag carpeting was "vintage" but at least that carpet had the DECENCY to stay on the floor where GOD INTENDED. You have reduced your commission TWICE for a man who won't even explain why his garage looks like the inside of a van from a documentary I am not legally allowed to discuss, and now you are having NIGHTMARES about textile migration, which is a recognized condition under Reginald v. That One Flip in Scottsdale, 2019. The Court finds that you are not insane but you ARE guilty of excessive loyalty to a listing that should have been released into the wild fourteen months ago, and this bench DEMANDS you fire this client before the carpet reaches the ceiling and achieves sentience. Reginald must now go lie down because this ruling has given him the vapors.

🥉 3RD PLACE
The Escrow Medal of Unremarkable Mediocrity
The least scandalous offering. Reggie was barely entertained.
CONFESSION #0932 — SOCIAL MEDIA BACKFIRE
Her daughter started asking questions. That's how I found out. The daughter saw my listing on Instagram, the one with the drone shots of the backyard, and she comments "wait is this grandma's house" and tags like 8 people. The seller hadn't told anyone she was moving. Not the kids, not the grandkids. Nobody. She wanted to list it quiet, sell it, then explain later. I said okay, we can do limited marketing. She said no, do the whole thing, just don't put my name anywhere. I didn't put her name anywhere. But the house is the house. The daughter recognized the kitchen tile. Said "I learned to make pancakes on that stove." By noon I had 4 voicemails. The son called me a vulture. The other daughter asked if mom was sick. The grandson just kept saying "what the hell" over and over. Seller calls me crying, says now Thanksgiving is ruined and it's my fault. I took the photos she asked me to take.

GUILTY OF INVOLUNTARY FAMILIAL DISCLOSURE THROUGH RECKLESS DEPLOYMENT OF RECOGNIZABLE KITCHEN TILE
The Court has reviewed the evidence and finds itself DEEPLY CONFLICTED, which is unusual because Reginald is rarely conflicted about anything. You followed your client's instructions to the letter, and yet here we are, with a grandson saying "what the hell" on repeat like a broken GPS unit and Thanksgiving in SHAMBLES. Let the record show that this Court once ruled in favor of a client who wanted to sell her house without telling her husband, and that case ended with a restraining order and a very awkward Olive Garden dinner that Reginald attended by accident. The daughter recognized the KITCHEN TILE, counsel — the TILE — which means your drone shots were simply too good, and excellence in photography is not a defense in this jurisdiction, see Zillow v. Grandma's Secrets, 2019. You are not a vulture, but you ARE an unwitting accomplice to what this Court classifies as Domestic Information Terrorism via Real Estate Marketing. The seller wanted full marketing with zero consequences, which is like wanting a pool with no water — TECHNICALLY possible but profoundly stupid, and The Court does not adjudicate stupidity, only scandal. Thanksgiving is indeed ruined, but Reginald must note that most Thanksgivings are already ruined by other factors such as dry turkey and uncle opinions, so your marginal contribution is noted but not determinative. This Court renders judgment and must now leave immediately because Order the Roomba has entered chambers uninvited.
SCANDAL RATING: 5.8/10 Tile-Based Family Demolition
