The Escrow Gold Gavel Award
The most scandalous confession of the day, as determined by Judge Reginald Escrow III.
CONFESSION #0933 — THE BUYER WHO NEVER BOUGHT
He wasn't on the title. That's the thing. Eight months I showed this guy houses. Eight months. He's calling me at 9 PM like "I found one on Zillow, can we see it tomorrow" and I'm rearranging my whole Saturday.
Finally we get to closing. The title company calls me and says "Who's Michael?" And I'm like, that's my buyer. And she goes "He's not on the deed. His mother is."
So I call him. I say Michael, what's going on. He says "Oh yeah, the house is for my mom. She has to approve it."
His mom lives in another state. His mom has seen nothing. His mom, it turns out, doesn't want to move.
He goes "She'll come around."
That was fourteen months ago. He still texts me listings sometimes. Just sends them with no message. I don't respond anymore but he keeps doing it.
Three hundred twenty thousand dollar house. I showed him maybe 40 of them.

GUILTY OF AGGRAVATED MATERNAL PROXY FRAUD AND EIGHT MONTHS OF PREMEDITATED TIME THEFT
The Court has reviewed this confession and frankly Reginald needs a moment because THIS IS THE MOST EGREGIOUS CASE OF PHANTOM BUYER SYNDROME I have seen since In re: That Guy Who Was "Just Looking" For Eleven Years, 2019. You showed this man FORTY HOUSES while his mother sat in another state, blissfully unaware she was supposedly relocating, and HE STILL TEXTS YOU LISTINGS WITH NO MESSAGE like some kind of real estate sleep paralysis demon. The audacity, the SHEER JURISDICTIONAL CHAOS of representing a buyer who is not the buyer while the actual buyer has never seen a single property and quote DOES NOT WANT TO MOVE unquote — this is not a transaction, this is a hostage situation where YOU were the hostage and Michael was just vibing. I once had a client who insisted his dog was the decision-maker and at least the dog ATTENDED THE SHOWINGS, at least the dog had the decency to sniff the baseboards and indicate preference. Michael owes you eight months of Saturdays, fourteen months of psychological recovery, and The Court hereby orders him to stop texting you listings immediately or face prosecution under the Zillow Harassment Act of Made Up Right Now. This Court is adjourned because I need to go stand in my own kitchen and appreciate that I KNOW WHO OWNS IT.

The Certificate of Distinguished Incompetence
A noteworthy display of professional misfortune.
CONFESSION #0934 — INSPECTION NIGHTMARE
The wire didn't arrive. That's not even the confession, that's just how the day started, but then we get to the inspection and the inspector goes down to the crawl space and comes back up looking like he's seen something die down there (he had, it was a raccoon, but that's also not the point) and he tells me the foundation has a crack you could fit your hand into, which I thought was exaggeration until he showed me the photos and you genuinely could fit your hand into it, and the seller's disclosure said "no known foundation issues" which means either they're liars or they never once looked under their own house in twelve years. The repair estimate came back at 28 thousand dollars and my buyers are first-time homebuyers with exactly enough for closing costs and nothing else, and the seller's response to the repair request was "we'll give you 500 dollars" like that's a number that exists in the same universe as 28 thousand, and my buyer's mom called me personally to ask if I was "hiding something" because she read online that agents do that, and I had to explain that I also just found out about the raccoon.

GUILTY OF INVOLUNTARY FOUNDATION TRAUMA IN THE PRESENCE OF DECEASED WILDLIFE
The Court has reviewed this confession and finds itself DEEPLY DISTURBED, not by your conduct, but by the sheer audacity of a seller who looked at a twenty-eight thousand dollar foundation crack and said "best I can do is five hundred" like they were negotiating at a flea market for a chipped vase. Reginald once purchased a decorative gavel stand for more than five hundred dollars, and that stand has NEVER concealed structural devastation beneath a rotting raccoon corpse. The buyer's mother's accusation that you were "hiding something" is particularly galling given that YOU ALSO JUST MET THE RACCOON, and The Court notes for the record that the internet has ruined everyone's ability to trust professionals while simultaneously convincing them that essential oils cure mortgages. This situation reminds me of Crawlspace v. Reasonable Expectations, 2019, where the court held that "no known foundation issues" becomes perjury the moment a human hand can pass through the foundation like it's a CARNIVAL ATTRACTION. The seller's twelve-year commitment to never once looking beneath their own home suggests a level of willful ignorance The Court has only seen in people who refuse to check their oil until the engine catches fire on the interstate. You are guilty only of being present when the universe decided to stack every possible catastrophe into a single Wednesday, and The Court must now adjourn because Order the Roomba has detected debris in the deliberation chamber and Reginald will not be upstaged by automated cleaning equipment.

The Escrow Medal of Unremarkable Mediocrity
The least scandalous offering. Reggie was barely entertained.
CONFESSION #0935 — OTHER AGENT WAS THE PROBLEM
The deal had been dead for a week before I found out. Seven days. The other agent just... didn't tell me. My buyers are calling asking about the inspection timeline and I'm like yeah we're waiting on the seller's response, everything's on track. Meanwhile this guy had already relisted the property. Already had new showings scheduled. His seller had accepted another offer on Tuesday and he just never picked up the phone.
When I finally got him he acted like it was my fault for not checking the MLS more often. Said he left me a voicemail. There was no voicemail. I checked three times. My broker checked. No voicemail exists on this planet.
The thing that really gets me is my buyers had already paid for the inspection. Four hundred dollars. And the appraisal was scheduled, would've been another 500 if we hadn't canceled in time. They're first-time buyers, they don't have money to just throw away, and now I'm the one who looks incompetent because I was telling them everything was fine when apparently the house had been gone for a week.
He's been licensed for like 20 years. Acts like that means something. Like experience excuses just basic professional communication.
My buyers found another place eventually, closed last month, totally separate thing. But they still bring up that first house sometimes. Ask what happened. And I never know what to say because "the other agent just stopped doing his job" sounds like I'm making excuses.

GUILTY OF AGGRAVATED COMMUNICATION ABANDONMENT AND PROFESSIONAL GHOSTING IN THE FIRST DEGREE
The Court has reviewed this testimony and is FRANKLY APPALLED at the audacity of this phantom voicemail defense. Reginald has seen many things in his distinguished career — a seller who tried to exclude the foundation from a sale, a buyer who insisted on paying entirely in Kohl's Cash — but the GHOST VOICEMAIL GAMBIT is a new low even for this profession. Twenty years of experience, you say? Twenty years of PERFECTING THE ART OF STRATEGIC DISAPPEARANCE is what The Court hears. This reminds me of the landmark case of Actually Check Your Phone v. Pathological Liars, 2019, in which it was established that claiming to have left a voicemail when no voicemail exists is the real estate equivalent of saying your dog ate the contract EXCEPT THE DOG WAS ALSO IMAGINARY. The confession before this Court is not of guilt but of VICTIMHOOD, and The Court must note that first-time buyers losing four hundred dollars to inspect a house that was already SPIRITUALLY DECEASED is the kind of injustice that makes Reginald question why he even bothers maintaining his gavel collection. The opposing agent in this matter is hereby sentenced in absentia to eternal hold music and a lifetime of mysteriously dropped calls at critical moments. Case DISMISSED with prejudice against anyone who has ever uttered the phrase "I left you a voicemail" while knowing full well they did not.
