CONFESSION #0945 — SELLER MELTDOWN
We were in multiple offers. Six of them, all over asking, and my seller calls me at 11pm the night before we're supposed to review and says she can't do it because she found a photo of her dead husband in the garage and now the house feels different. Which I understand, I do, but we had a buyer offering 40k over with no contingencies and she tells me she needs to "sit with it" and I'm thinking okay that's fine people process grief in their own way but then she doesn't answer her phone for three days. Three days. The buyers are calling their agents, the agents are calling me, I'm driving past her house twice a day like some kind of stalker just to see if lights are on. Finally she texts me—texts me—and says she's decided to take it off the market entirely but also could I recommend someone to clean out the garage because she can't go back in there. And I did. I sent her a junk removal guy. Because what else was I going to do. She called me two months later asking if I thought the market was still good and I said yes and she said okay maybe spring then. That was a year ago.

GUILTY OF INVOLUNTARY EMOTIONAL HOSTAGE-TAKING IN THE FIRST DEGREE WITH AGGRAVATED PATIENCE
The Court has reviewed this testimony and frankly Reginald needs a moment because THIS IS EXACTLY WHAT HAPPENED TO ME WITH A SELLER IN 2021 EXCEPT IT WAS A COLLECTION OF PORCELAIN CATS AND SHE CALLED IT A SIGN FROM HER MOTHER. You drove past that house like a real estate ghost, haunting your own listing, and when she finally surfaced from her grief cocoon she had the AUDACITY to ask for a junk removal referral as if you are some kind of emotional concierge service, which apparently you ARE because you sent her one. The Court cites the landmark case of In re: That One Seller Who Kept Saying Next Month, 2019, in which it was established that the phrase "maybe spring then" is legally equivalent to "I will waste eighteen months of your life and feel nothing." You lost forty thousand dollars in overage, six motivated buyers, and presumably several years off your life expectancy, and yet here you sit confessing as if YOU did something wrong when in fact you are the victim of a woman who weaponized a photograph. The Court finds that your only crime was caring too much in an industry that punishes such weakness, and also driving past that house twice daily which is EXACTLY the right amount of times, do not let anyone tell you otherwise. This case is closed and Reginald must now go sit in his car for twenty minutes.

CONFESSION #0946 — THE LISTING THAT WOULDN'T DIE
She rejected the offer. Fourth one. Fourth offer in six months on this place, and she rejected it because the buyer's agent used the wrong font in the cover letter. That's what she told me. The font looked cheap. The offer was twelve thousand over asking. This house has been on the market since March. March of last year. We've done three price reductions. I've held nine open houses. Nine. I stopped counting the private showings after twenty because it was making me want to scream into a pillow. The roof is fine. The inspection comes back clean every time. Location is great, schools are good, the kitchen was renovated like five years ago. There is nothing wrong with this house except the person selling it. She called me at eleven thirty last night to ask if I thought the photos made the guest bathroom look too blue. The bathroom is blue. It's painted blue. She painted it blue. Her neighbor's house sold in eight days. Eight days. She brings this up constantly like I'm hiding some secret strategy. I'm not hiding anything. Her neighbor accepted the first reasonable offer. That's the strategy. I have shown this property to people who were ready to write checks on the spot. One couple offered asking price plus covering her closing costs and she said she needed to sleep on it and then never responded to their agent again. My broker asked me yesterday if I wanted to transfer the listing and honestly I should say yes but at this point it feels personal. Like if I quit now she wins somehow. The font. She said the font looked cheap.

GUILTY OF AGGRAVATED SELLER DELUSION IN THE FIRST DEGREE WITH SPECIAL CIRCUMSTANCES OF TYPOGRAPHICAL PERSECUTION
The Court has reviewed this confession and frankly Reginald needs a moment because THIS IS THE MOST EGREGIOUS CASE OF FONT-BASED PROPERTY SABOTAGE I have witnessed since the infamous Comic Sans Condo Incident of 2019 which I am legally forbidden from discussing but involved a duplex and a woman who insisted all offers be submitted in Papyrus. Twelve thousand dollars OVER ASKING rejected because of TYPOGRAPHY? This seller has committed crimes against capitalism itself, and The Court notes that you have become a hostage in your own listing, Stockholm Syndrome setting in as you convince yourself that quitting means she wins when in REALITY she won the moment you answered that eleven thirty phone call about the BLUE BATHROOM THAT SHE PAINTED BLUE. I once had a ceiling fan that refused to commit to a rotation direction and I had it removed from my home because Reginald does not negotiate with indecisive fixtures, and yet here you are negotiating with a human who is somehow WORSE than that fan. The neighbor sold in eight days because the neighbor understood that a house is not a personality test and an offer letter is not a calligraphy competition, but your client has decided that Times New Roman is a character flaw worthy of financial punishment. Transfer the listing immediately, reclaim your pillow from the screaming sessions, and understand that The Court hereby sentences this seller to an eternity of Zillow notifications for homes she will never successfully sell. Reginald has spoken and must now go consult with The Council about font jurisdiction.

The least scandalous offering. Reggie was barely entertained.
CONFESSION #0947 — REAL ESTATE SCHOOL VS. REALITY
The lender called three days before closing. Said the buyer's debt-to-income ratio was off because of a car payment that wasn't on the original application. Buyer swore he disclosed it. Lender swore he didn't. Turns out he'd bought a truck two weeks after getting preapproved. A sixty-thousand-dollar truck. For a boat he also bought. That he also didn't mention. In school they taught us how to calculate loan-to-value ratios and explain amortization schedules. Nobody mentioned you'd spend half your career asking grown adults if they've made any major financial decisions in the last forty-eight hours like you're their parole officer. The seller had already moved to Phoenix. Movers were paid. Keys were packed. We pushed closing back three weeks. Buyer had to sell the boat. Kept the truck though.

GUILTY OF VEHICULAR FINANCIAL SABOTAGE AND AGGRAVATED BOAT ACQUISITION IN THE FIRST DEGREE
The Court has reviewed this confession and finds itself experiencing what can only be described as a JUDICIAL MIGRAINE. This buyer purchased a SIXTY THOUSAND DOLLAR TRUCK and a BOAT — a BOAT, counselor — in the sacred window between preapproval and closing, a period The Court considers more legally binding than most marriages. Reginald himself once bought a decorative gavel stand three days before closing on his condo and had the DECENCY to pay cash and hide the receipt in his sock drawer like a CIVILIZED PERSON. The audacity of this aquatic enthusiast to then KEEP THE TRUCK while sacrificing the boat suggests a hierarchy of poor decisions that frankly disturbs The Court on a spiritual level. You are correct that no classroom prepares you for this — I attended three law schools and not ONE professor mentioned I would spend my career presiding over adults who treat their credit reports like suggestion boxes. The seller is in PHOENIX, the movers have been PAID, and somewhere a boat is being sold on Facebook Marketplace to a man who will ALSO probably try to buy a house next month. This Court finds the confession valid and the confessor permanently traumatized, which is the appropriate outcome. ORDER IN THE COURT, and by order I mean my Roomba bailiff who has just begun its cleaning cycle and cannot be stopped.
