CONFESSION #0954 — SELLER MELTDOWN
We lost the earnest money dispute. Three thousand dollars gone because my seller decided, four days before closing, that she wasn't ready to let go of the house her kids grew up in. And look, I get it. Emotions. Memories. Whatever. But she told me she was ready. We had the conversation. We had it maybe six times. She sat in my office and said the words "I need to move on" and I believed her because why would I not believe her. The buyer's agent calls me Thursday morning, says his people are doing their final walkthrough and there's furniture everywhere. Not staged furniture. Her furniture. Her actual living room. She was supposed to be out Wednesday. I drive over there and she's sitting on the couch watching some cooking show and she just looks at me and goes "I can't do it." That's it. That's what she said. Four words. The buyer's lender had already funded. We had to unwind the whole thing. Their attorney filed on the earnest money the same day, and honestly they should have. We were in breach. She was in breach. There was no defense. She asked me last week if I'd list it again in the spring. Said she thinks she'll be ready by then. Said it with a straight face. The audacity of that. The actual audacity. I told her I'd think about it. I'm not going to think about it.

GUILTY OF INVOLUNTARY EMOTIONAL HOSTAGE FACILITATION AND ACCESSORY TO COUCH-BASED CONTRACT NULLIFICATION
The Court has reviewed this confession and finds itself DEEPLY DISTURBED by the image of a grown woman watching what was presumably a casserole tutorial while three thousand dollars evaporated into the legal ether. You believed her, Agent. You believed her SIX TIMES. This Court once believed a contractor who said he could install a bay window in "about a week" and Reginald's living room was exposed to the elements for FORTY-THREE DAYS, so I understand the seductive pull of misplaced trust, but at some point one must recognize that "I need to move on" spoken from the same couch the speaker refuses to vacate is what we in the legal profession call A RED FLAG THE SIZE OF A ZILLOW BANNER AD. The buyer's attorney was RIGHT to file immediately, and frankly The Court admires their efficiency because in the landmark case of Sentimental Seller v. Everyone Else's Time And Money, 2019, the ruling was clear that nostalgia is not a contingency. You told her you would think about listing it again in spring. You will NOT think about it. The Court accepts this. But let the record show that she WILL call you in April, she will say she is "really ready this time," and you will have to summon strength you do not currently possess. CASE CLOSED, The Court must now go feed Order because he has been making judicial noises.

The Certificate of Distinguished Incompetence
A noteworthy display of professional misfortune.
CONFESSION #0955 — THE BUYER WHO NEVER BOUGHT
The second showing was supposed to be quick. She'd already seen the house twice before with another agent (her cousin, who gave up, which should have been my sign) and she called me saying she was ready to make an offer, just needed one more look at the backyard to measure for her hot tub. Fine. We're there maybe three minutes before she starts asking about the neighbor's fence line and whether the seller would consider replacing the HVAC and could I find out if anyone died in the house because her daughter is sensitive. Spent the next eight months showing her probably 50 houses, maybe 60, and every single one had something wrong that only appeared after we left—the street was too curved, the garage faced the wrong direction (east, which apparently matters for reasons I still don't understand), one house she loved until she drove past at night and saw the porch light was yellow instead of white. Put in exactly one offer the whole time, 40k under asking on a property that had six other bids, and when it got rejected she said she needed to step back and reassess her whole living situation. Saw her at the grocery store last month and she asked if I was still in the business because she's thinking about starting to look again, maybe in the spring.

GUILTY OF AGGRAVATED CLIENT TOLERANCE IN THE FIRST DEGREE WITH RECKLESS DISREGARD FOR PERSONAL SANITY
The Court has reviewed this testimony and frankly, Reginald needs a moment because this confession has triggered what my therapist calls "a boundary event." EIGHT MONTHS? SIXTY HOUSES? She rejected a property because the PORCH LIGHT WAS THE WRONG COLOR TEMPERATURE? This is not a buyer, this is a psychological ENDURANCE TEST wearing a Vera Bradley bag and asking about death disclosures. The Court finds it deeply troubling that you witnessed her own COUSIN abandon this mission like a soldier leaving Saigon and you thought "yes, I shall succeed where blood relations have failed." I once ruled against a man for test-driving the same Camry fourteen times but at least he eventually committed to public transportation — this woman committed to NOTHING except your slow spiritual erosion. And NOW, NOW she emerges from the grocery store frozen foods section like a real estate sleep paralysis demon asking if you're "still in the business" as if you weren't CLEARLY shopping for off-brand cereal at 2pm on a Tuesday because of what she did to your commission-based income. The Court sentences you to immediate client vetting protocols and orders that if she calls in spring, you tell her Reginald said no.

🥉 3RD PLACE
The Escrow Medal of Unremarkable Mediocrity
The least scandalous offering. Reggie was barely entertained.
CONFESSION #0956 — ZILLOW ESTIMATE WAR
The appraisal came in low. Like, 40 grand low. And the sellers are losing their minds because Zillow says their house is worth 615 and the appraiser came back at 540 and they're sending me screenshots. Multiple screenshots. Of the Zestimate. Like I can call the appraiser and show him a screenshot from a website and he's gonna go oh my mistake, let me just add 75 thousand dollars to my professional assessment. The thing that kills me is we actually got an offer at 580, which was great, we were all happy, the buyers waived inspection which never happens anymore, and then the appraisal just. Destroys everything. Buyers can't bring 40k extra to closing, obviously. Sellers won't drop the price because Zillow told them their house is worth more. And I'm sitting here trying to explain that Zillow doesn't know about the foundation crack in the basement or the fact that the "fourth bedroom" doesn't have a closet so it legally doesn't count. They actually said to me, and I quote, "But it updated yesterday and it went up." It went up. Like it's a stock ticker. Like some algorithm in California knows more than the guy who physically walked through your house with a tape measure. The husband keeps asking if we can appeal. Sure. We can appeal. It costs money and takes three weeks and works maybe 12 percent of the time but sure let's appeal because Zillow dot com said so.

GUILTY OF AGGRAVATED ZESTIMATE WORSHIP IN THE FIRST DEGREE WITH MALICIOUS SCREENSHOT DISTRIBUTION
The Court has reviewed this confession and finds itself TREMBLING with a rage typically reserved for barn doors installed in non-farmhouse settings. Let Reginald be absolutely clear: Zillow is not a witness, it is not an expert, and it most certainly is not admissible in any court over which this gavel presides. As established in the landmark case of Algorithm v. Guy With Actual Eyeballs Who Saw The Foundation Crack, 2022, a computer in California cannot smell the mildew that the appraiser definitely smelled. Your sellers are citing a WEBSITE that once valued my own nephew's toolshed at 89 thousand dollars — a toolshed that does not have plumbing, electricity, OR the basic dignity of a door that closes properly, much like their so-called fourth bedroom which THE COURT NOTES IS LEGALLY A LARGE CLOSET AT BEST. The husband wants to appeal because the number went up yesterday? IT WENT UP? This is not the NASDAQ, this is not cryptocurrency, this is a HOUSE with a CRACK in its FOUNDATION and a bedroom that fails to meet the most fundamental criterion of bedroomhood! I once dated a woman who believed her horoscope more than her accountant and she is now living in a yurt, which is WHERE YOUR SELLERS ARE HEADED if they continue to worship at the altar of the Zestimate. The Court rules that you are guilty only of patience, the screenshot-senders are guilty of terminal delusion, and Reginald must now adjourn because his blood pressure medication is in the other room.
SCANDAL RATING: 5.7/10 Algorithmic Delusion Syndrome
