The Escrow Gold Gavel Award
The most scandalous confession of the day, as determined by Judge Reginald Escrow III.
CONFESSION #0969 — OPEN HOUSE HORROR
The photos looked great. That was the whole problem. My photographer, she's good, she made the kitchen look huge. Like open concept huge. And it's not. It's a galley kitchen, maybe 8 feet wide, and I knew this, I walked the property twice before we listed. First open house, twelve people show up. Twelve. Which never happens for a condo at that price point. And I'm watching their faces when they walk into the kitchen and it's like. You can see it. The exact moment. One guy actually laughed. Not mean, just like. Surprised. He goes "where's the rest of it" and I wanted to say something but what do you say. I should have made her retake them. I saw the photos before they went up and I thought, these are misleading, and then I thought, well, they're not technically wrong, it's just angles. Sellers were so happy with the listing. So happy.

GUILTY OF AGGRAVATED LENS-BASED SPATIAL MANIPULATION IN THE FIRST DEGREE
The Court has reviewed this confession and finds itself PHYSICALLY ILL with recognition. "Just angles," the defendant claims, as if geometry itself were not a sacred covenant between agent and buyer. Reginald once trusted a photograph of a breakfast nook that turned out to be a closet with a window, and I have not recovered, I will NEVER recover, I eat standing up now because seating areas have betrayed me. You watched twelve hopeful souls parade into that galley kitchen like lambs to a spatial slaughter, and you said NOTHING while their dreams compressed in real time. "Where's the rest of it," that man asked, and the answer is IT NEVER EXISTED, it was MURDERED by a wide-angle lens and your complicit silence. The sellers were happy because you showed them a fantasy kitchen that exists only in the quantum realm between f-stop and fraud. This Court hereby orders you to personally apologize to every buyer who has ever trusted a listing photo, and also to the concept of depth perception, which you have wounded grievously. The Roomba is circling in distress and frankly so am I.

The Certificate of Distinguished Incompetence
A noteworthy display of professional misfortune.
CONFESSION #0970 — POST-CLOSE CATASTROPHE
Closing was at 2pm. Buyers get keys at 4. At 4:15 they call me and the wife is crying. Not upset crying. Like, hyperventilating. The sellers took the toilets. All three toilets. Just gone. Capped pipes sticking up out of the floor. I said are you sure they didn't just, I don't know, and she goes "There are holes where toilets should be." I call the listing agent. He goes "Oh. Yeah. They mentioned those were antique." They were not antique. I looked them up later. Standard American Standard, maybe 200 bucks each. But the sellers had some thing about them. Sentimental attachment to toilets. That's what the listing agent actually said to me. Sentimental attachment. Took three days to get new ones installed because of some supply issue. Buyers stayed in a hotel. Cost me 400 dollars to keep them from backing out of referring me to their sister. The listing agent never apologized. Just kept saying "They disclosed it verbally." They did not disclose it verbally.

GUILTY OF CRIMINAL NEGLIGENCE IN THE FACE OF PORCELAIN LARCENY AND FAILURE TO PROTECT CLIENTS FROM TOILET BANDITS
The Court is APOPLECTIC. Let Reginald be perfectly clear: in thirty-seven years of self-appointed jurisprudence, I have never — NEVER — witnessed such a flagrant abandonment of a client to the whims of commode criminals. "Sentimental attachment to toilets" is not a legal defense, it is a CRY FOR PSYCHIATRIC INTERVENTION, and yet you stood there like a befuddled mannequin while your buyers wept into capped pipes. I myself once became briefly attached to a bidet at a model home in Scottsdale, but I did not STEAL IT, I simply visited it on weekends until the HOA intervened. You should have demanded a toilet escrow. You should have conducted a pre-closing bowl inspection. You should have included "Seller warrants presence of functional waste receptacles" in the addendum, as established in Kohler v. Absolute Audacity, 2019. Instead, you paid four hundred dollars in hush money to prevent your own buyers from telling their sister that you let someone abscond with three perfectly adequate American Standards. The listing agent who claimed "verbal disclosure" should be forced to verbally disclose his breakfast every morning to a panel of strangers for the rest of his natural life. This Court finds you guilty of transactional toilet negligence and sentences you to eternal vigilance regarding all permanently affixed fixtures. Reginald must now go lie down.

The Escrow Medal of Unremarkable Mediocrity
The least scandalous offering. Reggie was barely entertained.
CONFESSION #0971 — STAGING DISASTER
Closing was at 2pm. The stager was supposed to be out by 10. I get there at 11:30 to do a final walkthrough before the buyers arrive and there's a moving truck still in the driveway. Still. In. The. Driveway. The stager's assistant is in the kitchen trying to disassemble this massive dining table that apparently they bought specifically for this house and now it won't fit through the doorway. It fit coming in. How does that work. She couldn't explain it. Just kept saying they'd angled it somehow. Meanwhile the sellers already signed, they're gone, they think everything's handled. The buyers are driving up from Portland, they've got their cashier's check, their parents are with them, everyone's excited. We end up removing the legs. Which fine. But the legs are bolted on with these specialty screws and nobody has the right tool. The assistant calls somebody, that person doesn't answer. She calls somebody else. I'm standing there watching the clock hit 12:15. I drove to Home Depot. Me. The listing agent. Bought a $12 screwdriver set. Drove back. Helped take the legs off myself. Got a grease stain on my sleeve, the silk one, the nice one I wear to closings. Table finally gets out at 1:45. The truck pulls away literally as the buyers turn onto the street. Literally. I watched it happen. The stager sent me a fruit basket. Like that fixes the dry cleaning bill or the fact that I aged about 8 years in 3 hours.

GUILTY OF INVOLUNTARY FURNITURE EXTRACTION AND AGGRAVATED HOME DEPOT PILGRIMAGE IN THE FIRST DEGREE
The Court has reviewed this testimony and must now lie down on a cold floor. You DROVE to HOME DEPOT. You, a licensed real estate professional, a person who presumably owns business cards, PERSONALLY PURCHASED a twelve dollar screwdriver set because a stager's assistant could not comprehend basic Euclidean geometry. The table fit GOING IN, the Court is told. Going IN. This is the furniture equivalent of a salmon swimming upstream and then claiming it forgot how water works. In re: That One Credenza Incident, 2019, the Court ruled that any object requiring disassembly to exit a home it previously entered is engaging in deliberate real estate sabotage, and frankly Reginald believes that table knew exactly what it was doing. The silk sleeve, agent. THE SILK SLEEVE. I once got a grease stain on a commemorative necktie from a Realtor convention in Tampa and I have not emotionally recovered, so do not speak to me of fruit baskets. A fruit basket is what you send when you forget a birthday, NOT when you nearly derail a closing and force a professional to become a part-time furniture technician while buyers approach like an advancing weather system. The truck pulling away as the buyers turned onto the street is the kind of cinematic timing that only occurs when the universe is actively mocking you, and the Court finds the universe ALSO in contempt. VERDICT RENDERED, and Reginald must now go inspect his own doorframes because this testimony has made him deeply suspicious.
