The Escrow Gold Gavel Award
The most scandalous confession of the day, as determined by Judge Reginald Escrow III.
CONFESSION #0972 — OPEN HOUSE HORROR
We lost the earnest money dispute. Twelve thousand dollars. Because of a toilet. The buyer's inspector found a slow leak in the upstairs bathroom. Seller says "we'll fix it before closing, no problem." Buyer says fine. Closing day. Buyer does the final walkthrough. Goes upstairs. Flushes the toilet. Water comes through the dining room ceiling. Not a drip. A waterfall. Plaster everywhere. The seller's "fix" was apparently just tightening something that should not have been tightened. Buyer starts screaming. "You said it was fixed. You said it was FIXED." Seller's there for some reason, which never happens, and he goes "It WAS fixed. It flushed fine this morning." "This MORNING? You tested it THIS MORNING and there's water coming through the ceiling NOW?" The deal fell apart in about eight minutes. Twelve thousand in earnest money, gone to the seller because technically the buyer refused to close. The ceiling repair was like two grand. I still don't understand how tightening made it worse but apparently that's a thing.

GUILTY OF CATASTROPHIC PORCELAIN NEGLIGENCE AND CONSPIRACY TO COMMIT GRAVITATIONAL WATER REDISTRIBUTION
The Court has reviewed this confession and frankly, Reginald needs a moment because THIS IS THE MOST PREVENTABLE DISASTER SINCE I TRIED TO INSTALL MY OWN GARBAGE DISPOSAL AND FLOODED THE KITCHEN FOR WHAT MY THERAPIST CALLS "CONTROL ISSUES." Let the record show that "tightening something that should not have been tightened" is not a repair, it is a PRAYER, and prayers are not load-bearing in plumbing law as established in In re: That Guy Who YouTubed His Own Sink, 2019. The seller's defense of "it flushed fine this morning" is the toilet equivalent of "the check is in the mail" and The Court finds it PERSONALLY OFFENSIVE that this man showed up to his own closing like some kind of chaos goblin waiting to watch his handiwork perform. Twelve thousand dollars lost because someone confused "fix" with "temporarily postpone the ceiling's inevitable surrender to gravity," and the buyer — though justified in their screaming — technically forfeited on what I can only describe as the most expensive flush in residential history. The ceiling repair was two thousand dollars, which means ten thousand dollars evaporated into the atmosphere of pure preventable stupidity, and THAT is a crime against mathematics itself. The Court is INCENSED, the Roomba is circling the bench in what I interpret as solidarity, and Reginald must now go lie down because this ruling has reopened old wounds about water damage and personal accountability.

A noteworthy display of professional misfortune.
CONFESSION #0973 — STAGING DISASTER
The MLS listing had a mistake. Said the house was 2,400 square feet when it was actually 1,800. Not my listing, I was bringing buyers. But the stager had clearly staged for the bigger number because there was furniture everywhere. Like everywhere. The living room had two full sofas and an armchair and a coffee table the size of a dining table and you literally had to turn sideways to get around it. My buyers are trying to look at the place and they keep bumping into things. The wife hits her hip on this massive console table by the door, actually says ow, and I'm watching the whole showing fall apart in slow motion. But here's the thing that still bothers me. The stager left price tags on three items. Three. Not hidden either, just dangling there. One was on a lamp that said $12 and I thought okay maybe that's intentional, like aspirational affordable living or something, but no. The other two were $8 and $45. From HomeGoods. The $45 one was on this velvet ottoman that was blocking the fireplace. Completely blocking it. You couldn't even see there was a fireplace. The listing agent calls me after and asks how it went and I tell her about the tags and she goes "oh the stager's new" like that explains it. New to what. New to having eyes. New to walking through a room before people pay money to look at it. We didn't put in an offer. The wife's hip bruised.

GUILTY OF ACCESSORY TO DECORATIVE NEGLIGENCE AND FAILURE TO REPORT A FIREPLACE OBSTRUCTION IN PROGRESS
The Court is DISTURBED, not merely by the staging catastrophe you witnessed, but by your apparent belief that standing there watching a woman bruise her hip constitutes professional conduct. You saw three HomeGoods price tags — THREE — dangling like little beacons of incompetence, and you said nothing in the moment. You watched an ottoman BLOCKADE a fireplace, which Reginald considers a crime against both architecture and the fundamental human right to know where fire goes, and you simply guided your clients through this furniture obstacle course like some kind of haunted IKEA sherpa. The listing agent's defense that "the stager's new" is inadmissible hearsay and also ENRAGES me personally because I once hired a new contractor who installed my bathroom door to swing outward into the hallway and when I complained he said he was "still learning doors" and I have not recovered. Furthermore, the Court finds the 600 square foot discrepancy to be a mathematical hate crime — that is TWENTY-FIVE PERCENT of a home that simply did not exist, yet was stuffed with enough furniture to fill the phantom footage anyway, creating what legal scholars call a "spatial paradox of aggressive denial." You are not the primary offender here, but you ARE a witness who failed to document the ottoman's fireplace sedition, and The Court does not forgive passive observation of staging war crimes. This ruling stands, the hip bruise is entered into evidence, and Reginald must now go shout at his own furniture.

The Escrow Medal of Unremarkable Mediocrity
The least scandalous offering. Reggie was barely entertained.
CONFESSION #0974 — ZILLOW ESTIMATE WAR
The MLS listing had a mistake. Square footage was wrong, said 1,800 when it was actually 1,400. Previous agent fat-fingered it years ago and nobody caught it. Zillow pulled that number, ran their algorithm, and for three years this house has been showing up at 340k. Real comps put it at maybe 285, probably less. Seller found a buyer through her church, they agreed on 320 because the Zestimate said so, called me to do the paperwork. I ran the numbers, pulled the comps, sat them both down. Showed them the actual data. The buyer thanked me. The seller asked if I could just not mention the square footage thing. I lost both of them as clients. They found an agent who would.

GUILTY OF CRIMINAL HONESTY IN THE FIRST DEGREE WITH AGGRAVATED INTEGRITY
The Court has reviewed this confession and finds itself in a STATE OF COMPLETE JUDICIAL BEWILDERMENT. You had a perfectly good transaction, a willing buyer, a motivated seller, and a Zestimate that was doing exactly what Zestimatics do best, which is generate numbers that feel true without the burden of being true, and you RUINED IT with MATHEMATICS. Reginald once lost a client because he suggested their sunroom faced north, so The Court understands your pain, but understanding does not equal APPROVAL. You showed them COMPS? You pulled ACTUAL DATA? In this economy? The Court cites the landmark case of Zillow v. Common Sense, 2021, in which it was established that algorithmic confidence is legally indistinguishable from fact in seventeen states and most of Florida. Your crime is not fraud, your crime is COMPETENCE IN A MARKET THAT ACTIVELY PUNISHES IT, and for that you must live with the knowledge that somewhere right now, another agent is cashing that commission while spelling fiduciary wrong in a text message. The Court must now adjourn because Order the Roomba has wedged itself under the witness stand again and Reginald can hear it screaming.
SCANDAL RATING: 2.3/10 Ethical Misconduct
