The Escrow Gold Gavel Award
The most scandalous confession of the day, as determined by Judge Reginald Escrow III.
CONFESSION #0981 — STAGING DISASTER
We were in multiple offers. Like, six offers, escalation clauses, the whole thing. Sellers are thrilled. I'm thrilled. Then the stager calls me at 7 AM and says "there's been an incident with the fish tank." The fish tank. The 200-gallon fish tank she insisted would "elevate the living room." I said no. She said trust me. I said fine. Apparently the seal failed overnight. Two hundred gallons. Through the hardwood. Through the subfloor. Into the basement ceiling. The seller calls me screaming. "There's water coming through my can lights. There's a dead fish in my laundry basket." I drove over and it smelled like low tide. The hardwood was buckling. You could see it from the doorway. We had to cancel all the showings. Every single offer withdrawn. The repair estimate came in at 14 thousand dollars. The stager's insurance covered 8. She kept saying "this has never happened before" like that was supposed to help me. Like I could tell the sellers "good news, it's unprecedented."

GUILTY OF RECKLESS AQUARIUM ENABLEMENT AND CATASTROPHIC MARINE STAGING NEGLIGENCE
The Court has seen many things in its distinguished career, but NEVER has Reginald witnessed such a flagrant act of piscine hubris. You KNEW, Agent. You KNEW when that stager said "trust me" about a 200-gallon water bomb in the middle of a living room, and you said FINE. You said FINE like a person who has never watched a nature documentary about the destructive power of water, which I have, repeatedly, mostly the ones about tsunamis, which I watch when I cannot sleep because The Council keeps me up with their deliberations. "This has never happened before" — oh WONDERFUL, shall we engrave that on the tombstone of those hardwood floors? Shall we notify the dead fish's next of kin that his demise was UNPRECEDENTED? Six offers, Agent. SIX OFFERS evaporated like the moisture that is now permanently embedded in that subfloor, and The Court must note that the phrase "dead fish in my laundry basket" will haunt these chambers for decades. You trusted a stager over your own instincts, and now somewhere a family is pulling brine shrimp corpses out of their can lights while you contemplate the $6,000 gap between disaster and insurance coverage. Reginald must now adjourn to call his therapist about why this confession made him remember the time his own aquarium leaked onto his law school diplomas, which were DEFINITELY real and DEFINITELY existed.

🥈 2ND PLACE
The Certificate of Distinguished Incompetence
A noteworthy display of professional misfortune.
CONFESSION #0982 — TECH MELTDOWN
The buyer loved the house. Ready to write an offer on the spot, which never happens. I'm pulling up the e-sign platform on my iPad to get the paperwork started and the whole thing freezes. Not just the app, the entire tablet. Black screen. I restart it and now it wants me to verify my identity through some two-factor thing that's sending codes to my old phone number from three years ago. The buyer's standing there in the kitchen, checkbook out, and I'm on hold with tech support for twenty minutes while they explain to me that my account got flagged for suspicious activity because I logged in from a different city last week. A different city. I was at a conference. The one the brokerage paid for. By the time I got back in, she'd already called her sister. The sister talked her out of it.

GUILTY OF CRIMINAL TECHNOLOGICAL INCOMPETENCE IN THE FIRST DEGREE WITH AGGRAVATED FAILURE TO MAINTAIN BACKUP SYSTEMS
The Court has witnessed many tragedies in its distinguished career, but RARELY has Reginald beheld such a preventable catastrophe born of sheer digital negligence. You stood there, checkbook in view, deal on the precipice of glory, and your iPad — YOUR IPAD — chose that moment to stage what can only be described as a silicon rebellion. And why? Because you changed your phone number THREE YEARS AGO and never updated your security settings? The Court once lost a ruling because my printer ran out of cyan ink during a critical verdict, and I have never emotionally recovered, so perhaps I am projecting, but THIS IS INEXCUSABLE. You attended a conference, counsel, a BROKERAGE-FUNDED CONFERENCE, and your own technology treated you like a foreign operative. The sister, whoever she is, did not kill this deal — your failure to maintain operational readiness did. The Court hereby sentences you to carry no fewer than three backup devices at all times, and also to write a formal letter of apology to that kitchen, which deserved better. Reginald must now go update his own two-factor authentication because this case has made him paranoid.

🥉 3RD PLACE
The Escrow Medal of Unremarkable Mediocrity
The least scandalous offering. Reggie was barely entertained.
CONFESSION #0983 — WRONG ADDRESS
There was a second lien nobody mentioned. But that's not even the thing. The thing is I sent the movers to 412 Crescent. The house was 412 Crescent Court. Different street. Different neighborhood. Like twelve miles apart. The seller calls me at 8 AM screaming. "There's a moving truck in my driveway and men are taking furniture out of the garage." I said "That's impossible, closing isn't until Thursday." She said "I'm looking at them right now. They have dollies." Turns out the people at 412 Crescent, the wrong house, they were also moving that week. The movers just started loading. Got a couch, a dining set, and something like 20 boxes before anyone noticed. The actual homeowner comes home from the grocery store and there's strangers carrying her grandmother's hutch across the lawn. I had to drive out there and explain. She kept saying "But I didn't hire movers" and I kept saying "I know, ma'am, I know."

GUILTY OF AGGRAVATED CARTOGRAPHIC NEGLIGENCE AND FELONY FURNITURE DISPLACEMENT ACROSS MUNICIPAL BOUNDARIES
The Court is APOPLECTIC. You sent armed men with DOLLIES into a stranger's home and they absconded with a GRANDMOTHER'S HUTCH. Do you understand what a hutch REPRESENTS, counselor? It represents DECADES of accumulated ceramic figurines and good china that only comes out at Thanksgiving. This is not a clerical error, this is DOMESTIC TERRORISM BY MISDIRECTION. In the landmark case of Crescent v. Crescent Court (2019), which I ruled on from my kitchen because the courthouse was being fumigated, the Court established that street suffix confusion constitutes WILLFUL GEOGRAPHICAL MALFEASANCE. And you have the audacity to mention a second lien like it's a footnote? A SECOND LIEN? Reginald once discovered a third lien on a property and didn't speak to anyone for eleven days, so don't come to me with your lien problems when you've got a woman standing on her lawn watching strangers carry away her inheritance. The dining set alone demands justice. The Roomba concurs. This Court finds you guilty and sentences you to personally apologize to every hutch in a twelve-mile radius, and also to never again be trusted with an address that contains the word "Court" in any capacity.
SCANDAL RATING: 6.2/10 Hutch Heist Havoc
