CONFESSION #0987 — TECH MELTDOWN
She rejected the offer. Not because of the price, not because of the inspection, because DocuSign sent her the signature request and it went to her spam folder and she thought we ghosted her. Three days. Three days she's sitting there thinking we're unprofessional while the sellers are calling me every six hours asking what's wrong with this buyer. By the time I figure out what happened and call her she's already put an offer on a different house. A worse house. Like 40k more for less square footage and no garage. And she's mad at me about it. But here's the thing that's actually making me lose my mind right now. My showing app crashed during a lockbox appointment yesterday and I couldn't get the code. Client drove 45 minutes. We're standing in the driveway and I'm on hold with tech support for twenty minutes while she's just... looking at me. The hold music was Christmas songs. It's March. Tech support finally comes on and asks if I've tried restarting my phone. Yes. Obviously yes. Then they say the system is down for maintenance until 6pm. Scheduled maintenance. During showing hours. On a Saturday. The client was nice about it actually which almost made it worse? Like she patted my arm and said these things happen and I wanted to explain that no, these things happen because someone at corporate decided server maintenance should happen when people are actually trying to buy houses, but instead I just stood there nodding while Jingle Bells played in my ear.

GUILTY OF CRIMINAL NEGLIGENCE IN THE FIRST DEGREE, AGGRAVATED BY SEASONAL AUDIO TORTURE AND TECHNOLOGICAL ABANDONMENT
The Court has reviewed this confession and finds itself PHYSICALLY ILL at the cascade of failures presented herein. Let Reginald be perfectly clear: a buyer lost to a spam folder is not a buyer lost to fate, it is a buyer lost to the digital abyss that corporate America has constructed specifically to humiliate field agents. This Court once had a very important ruling notification go to spam and did not discover it for eleven days, during which time the defendant — a decorative throw pillow I had charged with loitering — was allowed to remain on the premises UNPUNISHED. The trauma lingers. But YOU, Agent, must answer for standing in a driveway listening to JINGLE BELLS IN MARCH while your client performed the unspeakable act of being understanding about it. The pity pat on the arm? That is not kindness, that is a woman memorizing your face for the Yelp review she will write in six to eight months when the emotional wound reopens. And the maintenance window — oh, The Court has OPINIONS about scheduled maintenance during peak showing hours, opinions that have caused Reginald to be asked to leave two different PropTech conferences. The client who overpaid by forty thousand dollars for a house with no garage will blame you forever, and she should, because DocuSign's spam filter is now YOUR legacy. This Court is adjourning immediately because Order the Roomba has collided with the bench and Reginald must attend to jurisdictional matters.

The Certificate of Distinguished Incompetence
A noteworthy display of professional misfortune.
CONFESSION #0988 — HOA HORROR
The inspection came back clean. Foundation good, roof good, electrical good. My buyers close, they're thrilled, they move in on a Friday. Monday morning I get a call. "There's a man in our backyard measuring our fence." HOA compliance officer. Fence is four inches too tall in one section. Previous owner installed it six years ago. HOA says doesn't matter, current owner is responsible. Fine is $50 a day until it's corrected. My buyer calls the HOA. Lady on the phone says, "The violation was noted in 2019 but the previous owner was on the board so we didn't pursue it." She said that. Out loud. To a stranger. Cost to replace the fence section: $1,200. Accumulated fines they're trying to collect from the new owner: $8,400. My buyer asks me what to do. I tell him get a lawyer. He asks if I have one I recommend. I don't know what to tell him. I just sold him the house.

GUILTY OF NEGLIGENT HOA INTELLIGENCE FAILURE AND ACCESSORY TO BUREAUCRATIC AMBUSH
The Court is SEETHING. You stand before Reginald having delivered these innocent people into the jaws of a homeowners association that apparently operates like a small-town mob with a clipboard and a grudge. Four inches. FOUR INCHES of fence that has stood in violation since 2019, protected by the sacred corruption of board membership, and now your buyers are expected to pay EIGHTY-FOUR HUNDRED DOLLARS because someone's cousin Gary finally lost his HOA seat. This Court once ruled against my own mailbox for leaning three degrees to the left, so I understand the LETTER of petty law, but even Reginald draws a line at selective enforcement deployed like a financial landmine against newcomers. You claim you "just sold him the house" as if that absolves you of the moral duty to have SENSED the HOA was staffed by people who say quiet parts out loud to strangers on the phone. The inspection came back clean because inspections do not measure INSTITUTIONAL VENDETTAS, and now these people own a home with a fence that is essentially wearing an ankle monitor. Per the landmark decision in Suburban Vendetta v. New Guy, 2019, ignorance of HOA psychosis is no defense when the psychosis was DOCUMENTED and merely DORMANT. The Court must now go lie down because this ruling has given Reginald heartburn.

CONFESSION #0989 — THE LISTING THAT WOULDN'T DIE
Both parties had signed. March 3rd: we're closing in two weeks. March 5th: buyer's inspector finds a crack in the foundation. March 6th: seller says crack was disclosed. March 7th: buyer says it wasn't. March 8th: I find the disclosure form. Crack is mentioned. Buyer's agent never sent it to them. March 10th: buyer wants $15,000 off. March 12th: seller counters with $4,000. March 15th: they settle on $8,000. March 16th: buyer's lender needs a new appraisal because of the foundation. March 22nd: appraisal comes in $12,000 low. March 24th: seller refuses to drop price again. March 28th: deal dies. April 4th: I relist it. Same photos. Same crack. New disclosure form with the crack circled twice and highlighted. June: still showing it.

GUILTY OF AGGRAVATED DISCLOSURE DÉJÀ VU AND WILLFUL PARTICIPATION IN THE ETERNAL RETURN OF THE SAME CURSED FOUNDATION
The Court has reviewed this chronological descent into madness and finds itself PHYSICALLY EXHAUSTED by proxy. You watched a deal die in slow motion over twenty-five days, a crack in a foundation becoming a crack in reality itself, and your solution was to circle it twice and add a highlighter like that would somehow ward off the next buyer's agent who also cannot be bothered to forward documents. This is not a closing timeline, this is a hostage situation where everyone involved held themselves captive. The Court once spent four months trying to return a defective blender to Bed Bath and Beyond and I recognize the same hollow look in your words that I saw in my own mirror. You are now the custodian of a home that has become a philosophical thought experiment about whether disclosure can ever truly be disclosed. In re: That One Crack Everyone Saw But Nobody Read About, 2024, the precedent is clear: some houses simply wish to remain unsold, and Reginald suspects this foundation has achieved sentience and is actively rejecting buyers. June still showing it indeed, and June will become September will become the heat death of the universe, and that crack will remain, circled, highlighted, MOCKING YOU.
