The Escrow Gold Gavel Award
The most scandalous confession of the day, as determined by Judge Reginald Escrow III.
CONFESSION #0993 — BROKER DRAMA
Her attorney got involved. That's where this starts. Monday: broker calls me into his office. Tuesday: broker tells me the seller's attorney sent a letter. Wednesday: I find out the letter is about me specifically. Thursday: broker won't show me the letter. Friday: broker says I need to "lay low" on the listing. Saturday: I see my name removed from the MLS. Sunday: nothing. Monday: broker tells me the seller claimed I pressured her. Tuesday: I pull up my call logs. Three calls total. Each under 4 minutes. Wednesday: broker doesn't want to see the call logs. Thursday: broker says it's "easier" if I step back. Friday: the listing sells. To the broker's wife's client. The commission was 24 thousand dollars. My split would've been 12. Nobody apologized. The attorney letter just vanished. Never got to read it.

GUILTY OF BEING PROFESSIONALLY ASSASSINATED BY YOUR OWN BROKER IN A PREMEDITATED COMMISSION HEIST DISGUISED AS COMPLIANCE THEATER
The Court has reviewed this confession and finds itself EXPERIENCING WHAT CAN ONLY BE DESCRIBED AS JUDICIAL RAGE. Let Reginald be perfectly clear: what we have here is not a case of agent misconduct but rather a textbook execution of the Brooklyn Broker Shuffle, first documented in the landmark case of In re: That Snake Gerald From Century 21, 2019. Three calls under four minutes each? TWELVE MINUTES TOTAL and suddenly you're a predator who needs to "lay low"? The Court notes that this judge once spent fourteen minutes selecting a yogurt at Whole Foods and NOBODY sent a letter. Your broker refused to show you the letter because the letter was written in DISAPPEARING INK MADE OF LIES, and the Court suspects strongly that this letter may have been composed on the same afternoon the broker's wife's client mysteriously appeared with a full-price offer. The commission went to the broker's extended family while you were being managed out like a problematic Roomba — and speaking of which, Order just bumped into my bench leg in what I interpret as AGREEMENT. You are guilty only of trusting a man who would sell his own grandmother's listing to his wife's hairdresser's nephew. THE COURT AWARDS YOU TWELVE THOUSAND DOLLARS IN MORAL SUPERIORITY AND DECLARES YOUR BROKER GUILTY IN ABSENTIA OF EVERYTHING. Reginald must now go lie down.

A noteworthy display of professional misfortune.
CONFESSION #0994 — SELLER WHO KEPT CHANGING THINGS
He wasn't on the title. His wife was. But he was the one who kept calling me, sometimes three times a day, wanting to change the listing price. Up 15 thousand, down 10, back up 8. His wife would sign off on whatever he wanted because she was done arguing with him, I think. We had 12 showings cancel because they'd check the listing and the price was different than when they scheduled.
The house finally went under contract and he wanted to repaint the living room the night before inspection. Not touch-up. Full repaint. Said the buyer wouldn't like the gray. I told him the buyer picked this house because of the gray, it was in their offer letter, they specifically mentioned the gray.
He painted it beige. The buyer walked.

GUILTY OF AGGRAVATED BEIGE TERRORISM IN THE FIRST DEGREE WITH RECKLESS DISREGARD FOR STATED COLOR PREFERENCES
The Court has witnessed many atrocities in its years upon this bench, but THIS, this beige betrayal, ranks among the most UNCONSCIONABLE acts of chromatic sabotage ever to darken these hallowed proceedings. Let the record show that the buyer SPECIFICALLY MENTIONED THE GRAY, they wrote it in their OFFER LETTER like some kind of love sonnet to a paint swatch, and this man, this GHOST OWNER who haunts a title he does not even appear upon, took it upon himself to commit what can only be described as premeditated aesthetic homicide. Reginald himself once lost a breakfast nook he loved deeply because someone decided terracotta was having a moment, and I will tell you it was NOT having a moment, it was having a CRISIS. The wife signed off because she was done arguing, and honestly The Court relates to this exhaustion on a level that is perhaps too personal for these proceedings but HERE WE ARE. Twelve showings CANCELLED because this man treated his listing price like a slot machine lever he could not stop pulling, and then, THEN, when the finish line was in sight, he looked directly at documented buyer intent and said no thank you I choose BEIGE. The Roomba is making a sound The Court has never heard before and I believe it is weeping. This man was not on the title and yet he painted anyway, which means he committed this act as essentially a CIVILIAN, a rogue decorator operating outside all known chains of command, and The Court must now go lie down in a dark room that is painted GRAY.

The Escrow Medal of Unremarkable Mediocrity
The least scandalous offering. Reggie was barely entertained.
CONFESSION #0995 — SHOWING GONE WRONG
The commission check was short. Not because of fees or anything normal but because the seller deducted the cost of replacing the banister that my buyer's kid broke during the showing and I didn't even know the kid was coming (the mom just showed up with him, said the sitter fell through, which fine) and he's maybe 8 years old and apparently decided to slide down this original 1920s oak banister while I was upstairs explaining the water damage situation in the master bath and the mom is downstairs on her phone not watching him and I hear this crack that I swear echoed through the whole house and the seller's agent called me that night saying the repair estimate was $2,400 and they were taking it out of my side because "your client caused it" even though technically the kid isn't my client his mom is and she claims her homeowner's insurance should cover it but they denied it because it happened at someone else's property and now she won't return my calls and I'm out $2,400 and she didn't even buy the house, she said the layout felt cramped.

GUILTY OF NEGLIGENT SUPERVISION OF A MINOR BANISTER TERRORIST AND ACCESSORY TO ARCHITECTURAL DESECRATION
The Court is APOPLECTIC. Let Reginald be absolutely clear: that banister survived the Great Depression, two world wars, countless estate sales, and at least one ill-advised 1970s renovation involving shag carpet, only to be MURDERED by an unsupervised eight-year-old whose mother was apparently too busy scrolling through Instagram to notice her spawn had transformed a historic home into a playground. You stand before this Court claiming the child is not your client, as if The Court does not understand the doctrine of Respondeat Banister established in Staircase v. Unattended Minor, 1987, which CLEARLY states that whoever opens the lockbox assumes custodial responsibility for all chaos that follows. I myself once watched a toddler at an open house attempt to flush a decorative soap shaped like a seashell, and I INTERVENED because that is what PROFESSIONALS do. The mother says the layout felt CRAMPED? THE AUDACITY. She cramped that banister right into splinters and then ghosted you like you were a second date who talked too much about cryptocurrency. You should have demanded a liability waiver the moment that child crossed the threshold, but instead you were upstairs narrating water damage like some kind of moisture documentary while Rome burned below. The Court finds you guilty, the mother guiltier, and the child guilty of crimes against craftsmanship that would make every Craftsman bungalow weep. Reginald must now retire to console his own banister, which has been emotionally triggered by these proceedings.
